Hiring/Budgeted Salary Range:

The budgeted salary range that the University reasonably expects to pay for this position is $162,000-$182,000/yr.

Full Salary Range:

The full salary range for this position is $116,000.00-$224,200.00/yr. Salary offers are determined based on final candidate qualifications and experience; the budget for the position; and the application of fair, equitable, and consistent pay practices at the University.

Brief Summary of Job Duties:

The Associate Director of Custodial & Landscaping Services provides overall Facilities leadership, direction and consultation to the campus physical and environmental planners, campus Landscape Committee, Facilities Management and staff, and Design and Construction Services project managers. Incumbent provides leadership and guidance over the Facilities Management Landscape Planning program, encompassing 30.0 FTE and 400 acres of state supported landscaped spaces. Consults with faculty, staff and other members of the campus community with regard to facilities landscape and environmental concepts, construction and environmental plans, campus development, plant material selections, costs and renewals of the physical and environmental environment, including reinvestments in the permanent landscape, hardscape, trees, and irrigation and storm water drainage infrastructure. The Associate Director also provides leadership and guidance over the Facilities Management Custodial Services program, encompassing 125.0 FTEs and 4.1 million square feet of state supported building spaces. Provides oversight and direction for the development of a short- and long- range comprehensive custodial maintenance program that includes analysis of existing conditions, developing procedures and guidelines, and establishing unit goals and performance measures to meet those goals.

Required Qualifications:

BA/S degree in engineering, construction, architecture, planning, management, public administration, or other relevant field.

7-9 years of relevant experience in Custodial and/or Landscaping Services.

3-5 years of relevant management experience.

Demonstrated commitment to the highest ethical and professional standards.

Demonstrated experience providing leadership to a large, diverse, skilled staff with the skills necessary to develop and implement a strong customer service approach to work efforts, motivate staff in a fluid environment, promote team building, establish consensus and support for decision making, and foster cooperation.

Strong planning, organization, and project management skills.

Strong understanding of industrial cleaning and commercial landscaping.

Strong commitment to and proven leadership in exceptional customer service.

Experience managing a variety of personnel which could include trades, landscape, custodial, engineers, stockroom and administrative workers.

Demonstrated experience in providing sound guidance to supervisory staff concerning performance evaluations, disciplinary actions and employee/labor relations in both a collective bargaining and non-represented environment.

Demonstrated experience collaborating and communicating with partners to resolve problems.

Strong knowledge of organization, system-wide and governmental policies and procedures and any related applicable laws and regulations.

Demonstrated experience developing and promoting Diversity, Equity and Inclusion in the workplace through concrete practices.

Preferred Qualifications:

License in engineering, construction, architecture, landscape architecture, planning, management, public administration, or related field.

Special Conditions of Employment:

Maintain a valid CA driver's license, a clean DMV record and enrollment in the DMV Employer Pull-Notice Program.

Satisfactory conviction history background check.

Job Functions and Percentages of Time:

50%- Leadership of Custodial and Landscaping Operations:

Monitors and prioritizes work requests submitted to the work order management system, and reviews quality control reports. Engages in on-going communication and customer service with campus stakeholders. Ensures all managers and staff comply with campus and department standards regarding purchasing, material controls, human resources, labor relations, environmental health and safety, and hazardous materials handling. Engages with Human Resources to ensure compliance with Article 5, participate in labor union negotiations when requested, meets with staff and union representatives when requested and other personnel and union matters. Manages all custodial and grounds budgets and tracks overtime as it relates to budget and operations. Oversees ongoing training for all Custodial and Grounds staff in technical, safety and technological advances and professional practices.

20%- Campus Landscape Planning Leadership:

Provides leadership, direction, management guidance, technical expertise and consultative advice to directors of Facilities Management and Design and Construction Services and staff, and to campus landscape/outdoor environment and physical space planners, campus design reviewers, faculty and other constituents regarding all landscape plans and installations for UCSB. Oversees a staff of approximately 30.0 FTE and approximately 400 acres of state supported landscaped spaces. Advises consulting architects on suitable landscape, hardscape and outdoor environmental designs for UCSB buildings and other facilities. Makes campus presentations, participates on campus committees, and initiates programs related to campus landscape plan development, in consultation with FM director, the Landscape Committee campus Design Review Committee, Design and Construction project managers and campus planners. Serves on relevant University of California and campus committees regarding grounds and landscaping services. Guides maintenance and renewal of campus tree population in accordance with overall campus development and initiates programs to preserve mature trees affected by new construction. Meets with campus stakeholders and customers regarding landscape plan requests. Oversees and provides guidance to the Assistant Director of Grounds & Landscape Services (FAC MGR 1) to meet the landscape maintenance needs of the campus. Provides overview and the direction for the development of a short- and long-range comprehensive landscape maintenance program that includes the analysis of existing landscape programs and practices, developing procedures and guidelines, and establishing unit goals and performance measures to meet those goals.

20%- Campus Custodial Leadership:

Provides leadership, vision, and direction for the management of a comprehensive custodial maintenance program, which includes approximately 125.0 FTE in 168 buildings, totaling approximately 4.1 million square feet of state supported building spaces. Oversees and provides guidance to the Custodial Sr. Superintendent (CUSTODIAL MGR 2) to meet the custodial maintenance needs of the campus. Provides the overview and the direction for the development of a short- and long- range comprehensive custodial maintenance program that includes analysis of existing conditions, developing procedures and guidelines, and establishing unit goals and performance measures to meet those goals. Engages in on-going communication and customer service with campus stakeholders. Works with custodial leadership on square footage assignment.

10%- Oversight of Recycling, Waste Management and Pest Control:

Develops, plans, and implements solid waste management programs and practices in accordance with national, state, University of California, and campus policies. Provides strategic planning for campus Zero Waste programs, which include waste reduction, reuse, recycling, and organics collection efforts. Provides general direction to Facilities Management staff and contractors regarding interior and exterior nuisance pest control activities. Ensures staff work in compliance with Environmental Health and Safety regulations, utilizing the least toxic materials and best management practices for pest management. Participates in Campus Integrated Pest Management Committee on behalf of Facilities Management.
