We believe that we can positively impact the social fabric of our cities through exceptional and proactive construction management. We provide services to developers from San Diego, CA to Olympia, WA, allowing them to effectively manage construction projects ranging in size from 4 to 60 million dollars. Job Description: Waypoint Consulting is offering the position of Senior Project Manager in the San Francisco, Bay Area. This person will be the Owners Representative / Construction Manager on multiple projects for various Affordable Housing clients. This role will effectively fulfill project management services and expand Waypoint's client relationships. Responsibilities
Preconstruction / Design Management Determine feasibility of projects with clients. Develop and oversee Project Execution Plans and ensure projects are moving forward to completion. Develop schedules for plans/work. Estimating of projects and value engineering/analysis. Help develop and ensure accurate estimates and review budgets with Contractors. Client satisfaction and team-player mentality. Present plans to the Owner with confidence and negotiate when needed. Review drawings and concepts for proper development. Procure architects and contractors through RFPs. Review contracts to mitigate risk to Owner. Manage project information flow between the team and the client. Construction Management In-person site visits every 2 weeks. Monthly Executive Summary Reports for each client. Change Order review and approval. Quality Control - Ensuring compliance with project and client quality standards. Review submittals for compliance. Closeout Manage closeout process and smooth completion for Owner. Confirm financial closing of project. Client follow-up after project completion. Owner Relations/Marketing Identify potential clients and take necessary action to achieve additional sales. Assist in preparation of presentations and participate in interviews. General Provide internal invoicing by project and expense reporting. Research related construction market conditions throughout the US. Identify opportunities to improve Project Management procedures. Benefits:
Salary Range Depending on Experience; 3% 401k Employer Match; Medical, Dental Insurance. Minimum Requirements
Direct experience leading construction projects in excess of $75M. 15+ years of progressive experience in construction management. Self-perform experience is strongly desired. In-depth knowledge of intricate commercial construction principles. Excellent organizational and problem-solving skills. Experienced in MS Project, Suretrak, P6, or similar scheduling software. Experienced in Office 365 (MS Word, Excel, PowerPoint, Outlook).
