An established construction company in Woodland Hills is looking for a Project Manager.

POSITION DESCRIPTION:

The Project Manager is responsible for making sure our projects are delivered within budget, on schedule, safely and with expected quality appropriate for the job.

The PM must be able to and prepared to get their sleeves rolled up and get stuck into technical issues at a detailed level and be on jobsites or office as necessary.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Review Project Cost on a weekly basis, including labor, material, equipment, and subcontracting costs. Review labor report weekly and JCR monthly. Conducting all Klorman external and internal meetings. Keeping upper management aware of any potential impact that project may face, including cost, schedule, safety, and quality. In coordination with the General Superintendent and Project Superintendent make sure the project schedule is maintained and obtained regularly. Field team may be more suited to maintain the schedule, but PM needs to be involved in the process and make sure it is complete. Make sure the field team completes all PO, and GIs in a timely manner. Start and complete the PCO process for all potential cost, schedule, or quality impacts on the job. This will need help from Engineering, Estimating and field. Request and plan for input and help from upper management as needed. Make sure field team completes all even logs, issues and constraints. Execute subcontractor invoicing procedures. Make sure subcontractors submit correct and timely invoices. Complete our AFPW in a timely manner.

Job Description:

Process all subcontractor CORs. Make sure Project Documentation, including RFIs, and submittals, are processed and followed up in a timely manner. If Engineering needs help, PM should be ready to get involved and help with the work. Manage project procurement. Issue POs, long form POS, subcontracts, and subcontract change orders. Establishing and building relationships with clients/owners, owner’s reps, architects, and subcontractors, resulting in repeat business and recommendations. Stepping up to conflicts and working to agreement equitably. Managing client expectations. Project bidding and buyout, start up. Project Close-out. Working collaboratively with the project superintendent for a quality pre-con and construction: ensuring the schedule is in place, being followed, and being updated with a level of detail sufficient for a meaningful baseline. Executing regular reporting on impacts to the baseline schedule. Working collaboratively and proactively with the project superintendent to ensure project safety. Delegating appropriately and developing and teaching others to be effective. Salary:

Up to $150k (dependent on experience) + car allowance and gas
