Leadville, ColoradoDUTIES:

Assists the Department Director in a wide variety of professional, technical, and administrative duties related to current land use applications as well as long-range planning efforts. This position takes a lead role in the management of the land use application case load, working mostly independently and exercising judgment and initiative, while providing some supervisory responsibilities. Consideration may be given to a combination of remote and in-office work.Essential Functions:Prepare staff reports and make presentations to the Planning Commission, Board of County Commission, various committees, and advisory boards as directed.Assist in compiling information for a variety of studies and reports; conduct office and field research of residential and commercial land uses, housing, open space, transportation, parking, and zoning issues.Prepare or review legal notices, media reports, and related duties as assigned.Research, collect, record, analyze, interpret, and summarize social, economic, population, and land use data and trends; develop recommendations and prepare written reports on various planning matters and elements of the Comprehensive Plan.Review commercial, industrial, and residential development proposals, plans, and applications for compliance with appropriate regulations and policies.Inspect properties and structures for compliance with current County codes and regulations and identify corrective actions to be taken by owners with follow-up inspections if required.Process applications for new major subdivisions, rezones, lot consolidations, minor subdivisions, variances, boundary line adjustments, conditional use permits, site plans, temporary use permits, special event permits, and sign permits.Confer with and advise architects, builders, attorneys, contractors, engineers, and the public regarding County development policies and standards while providing and clarifying information related to zoning and Comprehensive Plan compliance.Negotiate with applicants regarding design options.May conduct participatory public engagement processes.Ability to:Interpret and apply pertinent Local, State, and Federal laws, codes, and regulations, including those governing urban planning, zoning, and land use.Consult and remain informed of current literature, information sources, and research techniques in the field of planning.Analyze and compile technical and statistical information and prepare reports.Understand and carry out oral and written directions.Communicate clearly and concisely, both orally and in writing.Establish, maintain, and foster positive and harmonious working relationships with those contacted in the course of work.REQUIREMENTS:

A bachelor’s degree from an accredited college or university with coursework in urban planning, environmental planning, public or business administration, or a related field. Experience may be substituted for education. The ideal candidate will have at least 5 years of relevant experience.OTHER REQUIREMENTS:

Knowledge of principles and practices of urban planning and development, site planning principles, research and reporting methods, techniques, and procedures, methods of inclusive public engagement, and proficiency in Microsoft Office, Outlook, PowerPoint, and GIS.WAGE:

Annual Salary will be $80,000-$90,000 dependent on qualifications and experience.SHIFTS:

This is a Full-Time, Non-exempt position working 40 hours a week with the primary days being Monday through Friday and hours being primarily 8:00 am to 5:00 pm.BENEFITS:
