Senior Real Property Agent

The County of Riverside's Facilities Management department has an opportunity for a Senior Real Property Agent in their Real Estate Division. The position will focus on commercial leasing, property management, and tenant improvements.The incumbent will also provide mentorship to Real Property Agents within the division and is expected to perform the most difficult and specialized real property work within the realm of negotiating lease agreements, overseeing a real estate portfolio, and performing lease administration duties. Other duties may include providing technical direction and training.The Senior Real Property Agent is the advanced journey and lead level class in the Real Property Agent series. This class is distinguished from the Supervising Real Property Agent in that the latter is responsible for full scope supervision of Real Property Agents.Competitive Candidates Will Have Experience/Skills In:

Plans, organizes, and participates in the work of real property agents; provides technical direction and training to subordinate staff.Acts as project leader or technical expert in large-scale or complex real property assignments, including appraisals, negotiations for lease of property, tenant improvement planning and coordination with County departments.Prepares correspondence and financial data involved in real property leasing.Advises and assists staff with the more technical, difficult, and unusual assignments.Performs the most difficult, complex, and specialized assignments; personally conducts the more difficult lease negotiations.Identifies and evaluates consequences of real property transactions and recommends alternative actions; evaluates market data to determine trends in real property.Minimum Qualifications:

Education:

Graduation from an accredited college with a Bachelor's Degree, preferably with major coursework in economics, business or public administration, or a closely related field. (Additional qualifying experience may be substituted for the required education on the basis of one year of full-time experience equaling 30 semester or 45 quarter units of education.)Experience:

Three years of experience in any of the below areas:Negotiation, preparation, and management of leasing agreements.Commercial real property sales.Commercial real estate development.Other Requirements:License: Possession of a valid California Driver's License is required.Knowledge of:

The laws pertaining to real property leasing; the principles and practices of supervision and training; the factors involved in appraising real property and the principles underlying the appraisal process; legal instruments and procedures of real property transactions; real property values and the effects of economic trends on value and price, and construction costs and improvements; leasing agreements and practices; methods and techniques of facility space management.Ability to:

Understand and interpret legal property descriptions, property maps, engineering and construction plans, and the various legal instruments and agreements connected with real property actions; to do technical research and prepare comprehensive reports, establish and maintain effective and tactful communications with public and private officials, the general public, and other employees.Veterans’ Preference:
