Job PurposeThe Regional Vice President of Operations position is responsible for directing the overall operations of an assigned region, providing day-to-day guidance to next-level leaders, ensuring efficient and effective operations, driving occupancy, sales, and profitability, as well as leading and executing company initiatives. This position is a key leadership role on the Windward Communities Senior Leadership Team helping to create a best-in-class customer service experience in the manufactured housing industry.Company OverviewWindward Communities (WC) has an expansive portfolio of manufactured home communities across the country. Every day, without question.Present prompt responses and comprehensive solutions if our residents have questions or concerns.Offer an outstanding housing value and provide an unmatched customer experience.Empower passionate and dedicated managers and team members to keep our communities safe and beautiful.Employ the strictest principles of honesty and integrity in all that we do.Benefit of working for us based on eligibilityMedical/Dental/Vision Insurance, Health Savings Account (HSA) & Flexible Spending Account (FSA)Paid Parental Leave, Short-term & Long-term DisabilityIndustry-leading PTOPaid Holidays401k program; Including matchTuition reimbursementStaff development courses & free online training coursesPaid trainingBonus programsEmployee Assistance Program (EAP)Employee/Resident Referral BonusesDuties and ResponsibilitiesProvides leadership to Community General Managers and other Community Leaders to achieve strategic objectives.Monitors and elevates service levels at each community to drive resident retention, referrals, and resident satisfaction.Measures and drives community profitability by analyzing performance data, financial data, P & Ls, and company metrics.Works with Community Leaders to ensure Accounts Receivable policies are executed and that delinquency rates remain low.Hires, coaches, and manages the performance of team members; holding team members accountable for performance and elevating team member contributions.Takes the lead in developing operating budgets for operations, sales and leasing, and capital projects.Partners with the VP of Sales and Marketing to ensure all brand standards are implemented and sales/leasing goals are met.Works closely with the VP of Construction to ensure all capital improvements are complete on time and on budget.Leads special projects, initiatives, and assignments that improve entire portfolio performance.Coordinates with other support departments such as sales and marketing, acquisitions, inventory, human resources, finance/accounting, and other departments as needed to ensure successful operations.Participates in portfolio strategic meetings, bringing forward ideas and initiatives to grow the brand.Ensures compliance with federal, state, and local laws pertaining to fair housing and employment law.Perform other duties as assigned.QualificationsMinimum of 5 years supervisory experience, preferably in multi-unit.College degree or at least 5 years of relevant work experience with Manufactured Housing, Property Management, or Sales/Leasing.Passionate about service levels and building relationships. Excellent interpersonal and communication skills.Excellent organizational and time management skills.Able to analyze data, problem solve and make impactful independent decisions.Track record successfully negotiating for win-win outcomes.Able to travel at least 50% of time.Proficient with Microsoft Office products such as Word, Excel, and PowerPoint.A valid driver’s license, clean driving record, and automobile insurance.Working ConditionsThis job operates out of a home office environment as well as in manufactured home communities. This role routinely uses standard office equipment such as computers, phones, printers, photocopiers, filing cabinets and fax machines. This position will be required to travel overnight from time to time.
