Brookfield Properties has an immediate need for a Senior Operations Manager at Perimeter Mall. The Senior Operations Manager assists the (Sr) General Manager to increase the value and liquidity of the shopping center. This position will maintain the physical integrity of the property, create an environment which enhances the guest experience, tenant sales, community connections, and positions the property for future growth.The Senior Operations Manager has a thorough understanding of and ability to manage mechanical systems, construction practices, preventative maintenance and government regulations. This position requires a comprehensive understanding of operations methods and understands the need to increase profitability and will keep common area costs under control. This individual administers the physical operations of the center, oversees general and preventative property maintenance, construction coordination, public safety, housekeeping and other contracted services.Overall, we seek qualities that display our company’s core values which are Act with Integrity, Take Initiative, Build Mutual Trust, and Win Together.Responsibilities

Consumer, Community and Retailer Focus:

Provide consumers, the community and retailers with a pleasant experience by ensuring the property is clean, safe and well maintained with appropriate signage, lighting and landscaping.Employee Focus:

Demonstrate executive leadership by guiding successful teams representative of the company’s core values Humility, Attitude, Do the Right Thing, Together and Own it. Manage and develop the talent of the property team while ensuring compliance with all company policies and procedures.Financial Focus:

Create the annual expense budget within defined guidelines; implement and forecast operating expenses to that budget. Meet regularly with the (Sr) General Manager to review finances and adjust as needed to meet the current financial plan. Prepare and manage ordinary capital, the five-year capital plan and operating expense plans to meet or exceed company expectations. Review and approve invoices for accuracy and monitor for timely payment.Operations Focus:

Ensure proper maintenance of all BAS systems including (but not limited to) lighting controls (BMS/EMS), HVAC, fire/life safety alarm systems, irrigation control, vertical transportation, electrical distribution/wiring and lighting, plumbing (interior & exterior). Act as project manager for tenant and landlord construction, as well as capital projects. Leverage property knowledge to assist Tenant Coordination with as-built conditions, available utilities, and any known constraints. Ensure all construction activities meet plans/specifications and are completed on schedule and on budget. Effectively manage vendors through a thorough understanding of all applicable service or maintenance contracts. Administer all required insurance certificates and invoicing. Obtain bids and prepare work orders in accordance with company policy. Participate in the company's sustainability efforts. Conduct operational audits and ensure processes are in compliance with corporate policy. Ensure all State and Federal required reports and safety documentation is maintained. Record asset inventory and property purchases. Work with (Sr) General Manager to implement Risk Management and Emergency Planning procedures and protocols. Have a complete understanding of what drives rate structures; analyze and monitor utility consumption, utility rebates and new technologies. Work effectively with the National Operations team.Other Areas of Focus:

Assist with marketing and community events and promotions as needed. Work effectively with the (Group) Business Development Representative to implement the specialty leasing program to maximize income. Participate in the mall’s strategic planning efforts. Participate in Manager on Duty (MOD) rotation. Other duties as assigned.Qualifications

High School Diploma or GED requiredAssociate’s or Bachelor’s degree preferredRPA designation or equivalent certification preferred5-8 years in the property or construction management industry or 8+ years of comparable experience requiredShopping center industry experience is a plusUnderstanding of commercial building systems, HVAC, plumbing and electrical systemsStrong ability to lead and influence a diverse group of peopleAbility to communicate effectively, supervise, train and direct a mall operations team and contracted servicesGood analytical skillsStrategic business orientation while maintaining attention to detailProven ability to be flexible, prioritize and manage multiple projects, as well as solve problems in a timely mannerProven ability to manage capital projectsStrong project management and organizational skillsComputer skills: Excel, Word, Outlook, PowerPoint3+ years of supervisory experience requiredThe physical demands described herein are representative of those that must be met by an employee to successfully perform the essential functions of this job.
