Building Surveying/Consultancy, Construction, Project Management, Quantity SurveyingAbout the roleAs a CBRE Senior Cost Manager, Preconstruction, you will lead all aspects of costs on multiple multi-disciplined commercial real estate solutions for large and high-profile clients.What you'll doManage all facets of cost management for real estate projects (budget, procurement, and risk) throughout the planning, design, construction, occupancy, and closeout stages.Partner with the project management team to source and oversee the pre-bid and pre-construction services associated with the development of a project budget.Interface with clients on the cost and project management teams to define pricing requirements and goals.Produce concept-level estimates to aid feasibility and business studies, harnessing a range of information from simple internal benchmarking to detailed cost data.Develop client-specific benchmarking.Develop tools and processes to aid project budgeting and procurement.Assist and manage value-engineering solutions for the project team.Review design documents, complex project scopes, and client needs to develop and present recommended budgets for the project management team.Support the PjM team and leasing team to estimate costs associated with the lease (fit-out, alterations, reinstatement, etc.) to optimize landlord contribution/tenant improvement allowances on behalf of the Client.Support the project manager team in reviewing invoices against cost plan (budget) by providing feedback and recommendations.Support the project management team in the implementation of all project procurement in accordance with CBRE corporate policies and guidelines; make recommendations on the project procurement strategy.Lead the analysis of bid/tender responses, leveling all responses and organizing the data into a concise yet thorough report for presentation to the Client.Capture project costs for contribution to CBRE cost benchmarking/estimating databases and tools.Where applicable, provide tools, processes and training to ensure all team members provide cost management services consistently across a project, program or geography.What you’ll needApplicants must be currently authorized to work in the United States without the need for visa sponsorship now or in the future.Bachelor's Degree preferred with 8-10+ years of proven experience. In lieu of a degree, a combination of experience and education will be considered.RICS (Royal Institute of Chartered Surveyors) or CIOB (Chartered Institute of Building) accreditation preferred. PMP (US and/or Canada) and LEED AP preferred.The innovative mentality to develop methods that go beyond existing solutions.Ability to solve unique problems using standard and innovative solutions having a broad impact on the business.Experience with Microsoft Office products (Excel, Word, and PowerPoint). Knowledge of estimating software such as OST is preferred.Expert organizational skills with a sophisticated inquisitive mindset.Ability to read and understand architectural drawings.
