Ideal candidate will live in or around Atlanta, GA or in the Colorado Area. Must be willing to travel 80% of the time.
Purpose
The
REGIONAL MAINTENANCE SERVICESDIRECTOR
overseesthe development and implementation of all maintenance services programs in anassigned area or region in accordance with all laws, regulations and CenturyPark standards. Reports to Chief Operating Officer and Executive VicePresident.
Working Conditions
Performs work inside and outside in all weather conditions
Attends and participate in continuing education programs
Possible exposure to hazardous chemicals
Possible exposure to electrical hazards and machine guarding
Works in department as well as throughout community
Subject to frequent interruptions
Involved with residents, associates, visitors, governmentagencies/personnel, etc. under all conditions and circumstances
Subject to hostile and emotionally upset residents, family members,etc.
Works beyond normal working hours, on weekends and holidays, and inother positions temporary as necessary
Subject to falls, burns from equipment, odors, etc. throughout theworkday
Possible exposure to infectious waste, diseases, conditions, etc.,including exposure to the AIDS and hepatitis B viruses
Education and Experience
Must have high school diploma or equivalent
Must have a minimum of three (3) years' maintenance experience insenior housing industry
Must have demonstrated knowledge of various mechanical, electrical,and plumbing systems
Must have the ability to read and interpret blueprints
Must be knowledgeable of local building codes and ordinances,including OSHA safety regulations
Specific Requirements
Must have reliable transportation and be willing and able to travelextensively, 80% to serve communities on-site (expectation is 4 days of 5days per week in communities).
Must have a valid driver's license in current State withsatisfactory driving record per Century Park standards
Must possess the ability to make independent decisions whencircumstances warrant such action
Must be knowledgeable of maintenance practices and procedures aswell as the laws, regulations, and guidelines governing maintenancefunctions in an assisted living or independent living community
Must have the ability to implement and interpret the programs,goals, objectives, policies, and procedures of the maintenance department
Must perform proficiently in all competency areas including but notlimited to: training maintenance directors, general maintenanceresponsibilities, supervisory responsibilities, resident rights, andsafety and sanitation
Maintains confidentiality of all proprietary and/or confidentialinformation
Must understand and follow company policies including harassment andcompliance procedures
Displays integrity and professionalism by adhering to Century Parks’Code of Ethics and completes all required compliance training

Administrative and Planning
Plans, develops, organizes, implements and evaluates maintenanceservices goals for area communities
Assists Maintenance Director with labor and expense control budgetcompliance
Assists with recruiting, interviewing and hiring MaintenanceDirectors
Provides training to new Maintenance Directors (TELS, MSDS, OSHA,Safety, spend downs, inventory, labor/expense control)
Ensures new Maintenance Directors understand their role in trainingstaff and in new hire Orientation
Ensures accurate maintenance records of work performedand costs involved are in TELs program
Insure accurate equipment inventory and upkeep (fromboilers and lawnmowers to small socket wrenches)
May assist with planning, organizing and supervising largerconstruction projects as needed
Maintenance Services Duties
Serves as community Maintenance Director as needed
Ensures staff is properly trained on all safetyincluding: electrical, chemicals, equipment, supplies and in compliancewith OSHA safety regulations
Directs all maintenance programs for heating, cooling,water, gas, electrical, mechanical, grounds, carpentry, painting,sprinklers, fire alarms, plumbing, building exteriors, etc.
Monitors community and grounds regularly to identifyneeded repairs or replacements: apartments, common areas, depart workareas, landscaping, signage, sidewalks, driveway, parking area, fences,curbs, retaining walls, etc.
May complete minor repairs (i.e., icemakers, dyers,washers, dishwashers, small appliances)
Ensures apartments are ready for residency: wallrepairs, painting, plumbing repairs, electrical repairs, cabinetry,appliance repair, carpet/drapery damage or replacement, etc.
Ensure safety inspections are completed timely:emergency lighting, smoke detectors, fire extinguishers, fire drills, etc.
Ensures effective pest control program is implemented
Ensures preventive maintenance is scheduled torefurbish or replace deteriorating items and avoid future costly repairs
Inspects energy conservation efforts community-wide(i.e., insulation of pipes, no excessive lights burning, thermostatsettings, not leaving doors and windows open, water conservation.)
Promptly notifies RDO and Executive Director ofmaintenance-related repairs or other concerns
May assist with housekeeping department management
Essential Functions

Must be able to inspect equipment/systems regular forproper functioning and safety
Must be able to handle incoming and outgoing freight,and lift and move heavy furniture and equipment

Must follow company policies including harassment,code of ethics, complaint procedures, safety, sanitation, confidentiality,dress code, open door, and resident rights
Must ensure compliance with regulatory standards
Must be able to read, write, speak, and understand theEnglish language
Must demonstrate regular, dependable attendance
Must be able to communicate and function in aninterdisciplinary team.
Must assist with evacuation of residents and supportresidents during times of crisis (i.e., natural disasters).
Must be able to concentrate and use reasoning skillsand good judgment.
