DepartmentThe Site Operations Department
is responsible for
the overall health and wellbeing of all mechanical and electrical systems, building maintenance, customer service and performance of all data modules at each campus. The teams are staffed 24 x 7 on site with Critical Facilities Engineers (CFEs) on each shift. These teams are the face of Vantage to our customers and the first line of defense
regarding
the uptime of our campus as well as the general health of our customer installations. Using a Critical Maintenance Management System (CMMS) to plan and track needed work, each campus Site Operations department manages all preventative and corrective maintenance on-site for our campuses
located
throughout North America. Our culture expects and rewards operations teams that engage directly with the customers and the facility infrastructure. These teams do most of the work themselves versus calling out constantly to vendors. As a result, we provide superior service that is faster and more cost effective. sition OverviewThis role will be based in our San Antonio, TX location.The Senior Director, Site Operations leads the overall operations for a sub-region of data center campuses and will directly lead a team of
managers/director-level
positions. You will collaborate with Reliability Engineering, Security, Design Engineering &
Construction
and other resources to run the overall campus. This position will handle the workflow/work order management, training plans, event management, customer communications, hiring and performance management of the overall team.Our Critical Facilities Engineers are respected, well-trained, customer-focused and some of the best you will find in the industry. While you do not have to be the ‘alpha’ engineer to lead this team, you must
possess
an excellent overall understanding
of typical electrical and mechanical building systems to direct the work that needs to occur when
maintaining
the overall environment.Essential Job FunctionsOperations Leadership
:O
wn the
MEP (Mechanical, Electrical, and Plumbing) operations across all properties within the sub-region, ensuring safe and efficient operation of machinery and building systems.
Lead a team of managers and directors to provide 24x7 operations coverage, ensuring availability and
capacity
targets are met for all data centers and technical infrastructure within the sub-region.
Ability to understand the engineering and operational aspects of the building systems and recognize system performance deficiencies
immediately
and respond to operational
emergencies.
Team Management
:Handle campus staffing activities to ensure alignment to budget, headcount staffing, training plans, and vendor certifications
.
Ensure all facility engineers and personnel are adequately trained on
electrical/mechanical
equipment, system maintenance, repairs, and operations.
Hold team members accountable for meeting established goals and
objectives
, providing feedback, coaching, and conducting performance evaluations.
Hold campus management and staff accountable to coordinating and leading all aspects of work performed by external suppliers during preventative maintenance, corrective
maintenance
and break/fix incidents.
Customer Satisfaction
:Ensure
high levels
of customer satisfaction by quickly and efficiently resolving any issues related to services.
Represent the Operations organization in executive meetings, KPIs reviews, and customer meetings, ensuring that customer needs are met.
Maintain and enhance on outstanding customer service reputation for current and future Vantage customers.
Budget and Financial Management
:Manage the sub-region’s budget and expenses, including review and approval of purchase orders, invoicing, and preparation of CAPEX/OPEX operational budgets.
Vendor and Supplier Coordination
:Coordinate with vendors and suppliers to prepare estimates and manage costs for parts, equipment, and supplies related to installation and repairs.
Handle contracted service work at the property, including understanding and developing the scope of service, bidding, awarding, and administering any contracts
.
Safety and Standards
:Drive a safety-focused culture by
ensuring personnel perform work documented within
established
and approved
MOPs/SOPs that outline safety precautions and requirements.
Ensure preventive maintenance and work activities are performed according to Vantage standards and manufacturer specifications.
Cross-Functional Collaboration
:Establish partnerships with Construction and other Vantage teams to ensure that all major projects are
properly planned
, executed, documented, and closed out according to industry best practices.
Collaborate with peers and the Vice President of Site Operations to align team performance goals and lead initiatives to completion.
Asset Management
:Ensure that all sites within the sub-region are properly documenting assets, spare parts, and activities to
maintain
an end-to-end Asset Management Lifecycle and facility status reporting.
Evaluate the performance of systems and suggest cost-effective improvements to improve service and operating efficiency.
Protect and improve the value of assets by ensuring building machinery and systems meet or exceed their expected lifespan.

Job RequirementsEducation:Bachelor’s degree in engineering, business or related field, or equivalent work experience
required

Experience:10+ years of experience in facility/plant engineering and maintenance supervision, strongly preferred
