POSITION SUMMARYJBG SMITH is seeking an experienced real estate finance professional to join its Debt Capital Markets Team. JBG SMITH's Debt Capital Markets Team is responsible for sourcing, negotiating, closing, modifying, and extending secured mortgages for assets of various property types, as well as unsecured debt executions, on behalf of the REIT and JBGS's legacy private funds. This person will be a key member of the group that manages JBGS's lending relationship with debt capital providers and will report to the SVP, Head of Debt/Capital Markets, based in Downtown Bethesda.

WHAT YOU'LL DOThe VP, Debt/Capital Markets will be involved in all aspects of the loan closing process, loan management, supporting functions (such as reporting, and performing financial risk management analyses), and will have the opportunity to present financing recommendations to executive management. Other responsibilities will include:

Lead, or support, loan marketing processes, including preparation of marketing materials, outreach to lenders, and coordination of responses to underwriting questions.

Business point of contact for loan documentation, including supervision of external legal counsel, and oversee all related transaction activities to ensure smooth and timely loan closing.

Facilitate approvals from lenders for various purposes including for major leases, collateral alterations/releases, covenant waivers, REA amendments, etc.

Develop and maintain strong relationships with real estate capital market participants, including banks, Agencies, debt funds, Life Co's and other debt finance providers. Build upon JBGS's existing credit relationships through active outreach to new lenders.

Support portfolio-level debt strategy efforts to manage financial risk, facilitate capital planning and ensure lending arrangements provide the necessary flexibility to accommodate asset-level business plans, and broader corporate goals.

Provide financing assumptions to internal stakeholders for underwriting of acquisitions, and refinances, based on market knowledge.

Develop and maintain financial models, related to loan sizing, financial reporting and financial risk management.

Demonstrate and promote interdepartmental collaboration. The role will work closely with Investments, Development Asset Management, Accounting, Tax and Legal teams.

Support asset-level financial reporting, corporate-level SEC reporting related to debt, and ad hoc analyses related to financial risk for investor presentations.

Respond to ad hoc questions from asset management and accounting teams regarding loan documentation and lending conventions.

WHAT YOU'LL NEED TO SUCCEED (REQUIREMENTS)

The ideal candidate will have at least eight years of experience in real estate lending, capital markets, brokerage or real estate private equity. Additional qualifications include:

An undergraduate degree in business administration, real estate, finance, or related field is preferred.

Understanding of credit concepts, and real estate underwriting fundamentals for office, and multifamily asset classes.

Experience reading and negotiating relevant legal documents, including term sheets, loan documents.

Experience in structuring complicated loan structures.

Working knowledge of both secured and unsecured debt products as well as various hedging instruments, background in a lending environment preferred.

Working knowledge of REITs and real estate private equity, and familiarity with Washington DC real estate market.

Strong written and verbal communication skills - there will be considerable requirements for internal and external presentation and written communications.

Strong excel skills, experience with Argus would be a plus.
