Assistant Maintenance Manager,

Create a sense of community and an outstanding living experience for residentsWelcome and greets every guest and residentProvide assistance to guests and residents by holding doors; picking up dropped items; giving directions and offering assistance to a disabled personDemonstrates service excellence through the demonstration of company values, our employee promise, policies and initiatives.Maintenance:
Demonstrates care through the completion of daily repair and upkeep of the communityResponsible for the preparation of vacant units for occupancyMaintain a thorough knowledge of GHP policies and community policies, including OSHA (Occupational Safety & Health Act) standards and company safety policiesDelivers a quality end result to residents by ensuring that repairs are completed thoroughly, in a timely manner and as per supervisor's instructionsCompletes tasks related to basic plumbingWhen staffing situation requires, completes unit painting projects to meet market ready requirementsCompletes appliance repairs and servicesCompletes simple electrical tasksCompletes simple carpentry workDemonstrates a high level of technical ability within the repair requirements of the community.Serves as Senior Maintenance Technician for the team and as such is responsible for completing more complex tasks.Mentors other Maintenance Technicians and helps with their development and learning of new techniques and skillsOther duties as assignedADDITIONAL RESPONSIBILITIES:
Serves as Senior Maintenance Technician for the team and as such is responsible for completing more complex tasks.Mentors other Service Technicians and helps with their development and learning of new techniques and skillsIn the absence of the Maintenance Manager delegates and assigns tasks to the Service Technician and provides guidance on what work orders to complete.As instructed, supervises and evaluates Maintenance Technicians providing guidance where necessary in areas where improvement is necessary.Assists the Maintenance Manager with unit inspections to ensure punch lists are complete and units are market and move in ready.YOU HAVE:
Desire to deliver an exceptional resident and colleague experience in a fast-paced, high-energy environmentPersonable, positive, team-oriented mindset2-5 years in property management or hospitality as a technician or similar experienceHVAC certified a plusA High School Diploma or equivalentAbility to understand basic instructions verbally or in written formAbility to multi-task and have good organizational skillsMay require driving golf cart.Physical Requirements:
Responsible for creating a safe, respectful and productive environment.Regular and physical attendance is required.Frequently move/traverse, ascend/descend stairs in/around apartment homes and communityConstantly positions self to bend, stoop, reach, liftFrequently lift/move/carry 25lbsOccasionally lift/move/carry up to 50lbs with/without assistanceAbility to work around chemical cleaning solutions.

Salary Range: $28.00-$30.00 per hour, D.O.E.
