Overview:
The Building Engineer is responsible for maintaining the physical condition and building systems for the assigned properties. This position takes daily assignments from the property management staff and supervisor. The ideal candidate will take ownership of all assigned work orders and other tasks, completing them on time and in accordance with company policies.Responsibilities:Complete assigned work orders and service requests in a timely manner.Perform the day-to-day maintenance and repair of building systems such as lighting, plumbing, electrical, and structural (doors, ceilings, flooring, etc.); complete light duty construction as directed.Complete routine building inspections and report deficiencies to property management team and supervisor.Assist with inspecting and maintaining various building equipment such as chillers, RTUs, air handlers, pumps, and variable air volume units. Diagnose and troubleshoot recurring issues in accordance with building and company policies.Inspect occupied and vacant suites on a weekly basis, providing maintenance as required and reporting any deficiencies to supervisor or property manager immediately.Replace lamps, light fixtures, and signage, throughout the property as necessary.Provide regular communication to the property management staff and supervisor on outstanding repairs and maintenance tasks.Assist property management staff with coordination of construction projects and scheduling of repair and maintenance work as needed.Maintain accurate records for all assigned service requests pursuant to the company policies and procedures.Inspect common area and grounds on a daily basis and complete necessary repairs; report open tasks and deficiencies to property management staff and supervisor; ensure walks are free and clear of debris and ice and that building grounds are compliant municipal codes and regulations.Keep mechanical and engineering rooms in clean, working condition.Maintain tool and supply inventory (lamps, ballasts, filters, plumbing parts, chemicals, etc.).Assist property management team with life safety systems, procedures, and recordkeeping; respond to fire alarms and trouble calls; conduct inspections of emergency generator and fire pumps, recording results as directed.Make recommendations to improve maintenance operations and/or reduce operating expenses.Participate in 24/7 On-Call rotation as directed by supervisor.Project a positive attitude and appearance at all times.May perform other duties as assigned by managers.Qualifications:
High School Diploma or GED equivalent required. Graduate of apprentice program or trade school preferred.A minimum of 2 to 4 years experience, including working knowledge of commercial office building systems. Ability to work independently a must.Training/certification in HVAC systems and/or job-related experience.Solid working knowledge of commercial building systems including: boilers, heaters, chillers, pumps, refrigerant systems, air handlers, variable air volume units, compressors, plumbing, fire suppression, smoke control, elevators, emergency generators, building security, energy management systems, etc.Ability to work independently with limited supervision in a fast paced environment and deal effectively with multiple, simultaneous deadlines and projects.Working knowledge of OSHA, NFPA and Life Safety codes and regulations preferred.Technical and problem solving abilities including those related to mechanical controls and Building Automation Systems.Intermediate skills necessary to use relevant technology including computer and smart phone for general day-to-day work and communication.Working knowledge of web based work order systems, such as Angus, Facility Manager, Building Engines, or similar required.Excellent communication skills and commitment to providing excellent service to tenants, clients, vendors and co-workers.Valid drivers license and satisfactory driving record is required.Basic knowledge of chemical treatment is required.Proficiency in Microsoft Office (MS Outlook, MS Word, MS Excel).Ability to work in a team or with minimal supervision.Compensation: $30.00 - 35.00/hour, plus annual discretionary bonus.
