Compensation Range$130,000.00 - $160,000.00 Annual SalaryJob Description Summary:Management, coordination and delivery of the preconstruction phases of the project and providing technical leadership.Job Description:POSITION RESPONSIBILITIES AND DUTIES:Coordinate, manage, and supervise the work of subordinate preconstruction members and support staffPrepare and analyze cost models during the Design Development and/or bidding periodAssure that a preliminary construction schedule has been developed for each estimateProduce progress estimates at design milestones, evaluate material and system costs, review document progress and coordination, build and maintain subcontractor and vendor relationshipsAssure that the estimates, including general conditions, are accurate, complete, and reflect the actual requirements of the projectPlan and lead the preconstruction strategy meeting on the approach to the project or estimateAssure that potential risk factors have been evaluated and reviewed with senior managementResponsible for variance reports allows for clear identification of changes to the estimateCreate realistic and detailed schedules for all design, approval, estimating and purchasing activitiesProvide clear scopes of work to all bidders and Pre-Qualify biddersAct as document reviewer and advisor for constructability and value analysisAssure estimates are complete and reflect all that is required to build the projectParticipate in preparation of proposals for new business and presentations to clientsProvide monthly cost analysis for all active preconstruction assignments and manage the preconstruction department budgetsOrganize and lead the transition meeting between the project operations team and the preconstruction teamEstablish and maintain relationships with existing and new clientsMeet client's needs prior to contract executionProvide advice, liaison, planning, etc. to current and future clientsAssist in the preparation of studies, materials, methods, recommendations and cost estimates as requiredReview and approve all estimates and schedules prepared for assigned, negotiated projects and/or hard bid jobsKnow and use cost control systemComplete other responsibilities as assignedMINIMUM SKILLS OR EXPERIENCE REQUIREMENTS:Engineering, Construction Management or Architectural degree, or equivalent experienceField construction experience (5-8 years, including supervisory skills)Leadership abilityEffective interpersonal skillsProblem-solving ability and strong sense of urgencyDrafting and computer skillsFundamental knowledge of contract law and project accountingThorough understanding of all project management control systems (scheduling, estimating, cost control, procurement and business development)SUMMARY OF BENEFITS:This role is eligible for the following benefits: medical, dental, vision, 401(k) with company matching, Employee Stock Ownership Program (ESOP), individual stock ownership, paid vacation, paid sick leave, paid holidays, bereavement leave, employee assistance program, pre-tax flexible spending accounts, basic term life insurance and AD&D, business travel accident insurance, short and long term disability, financial wellness coaching, educational assistance, Care.com membership, ClassPass fitness membership, and DashPass delivery membership.
