Impact of this role
In this pivotal role the General Building Engineer will oversee all functions of buildings mechanical, electrical, plumbing and general maintenance, ensuring superior care to maintain property value, while adhering to Rosewood's standards for all aspects of life-safety, security, and privacy. The General Building Engineer will operate within the requirements of the residence budget, developing strategies that ensure the property is receiving the needed routine maintenance, scheduled upkeep of life safety systems, generators, pools and gardens. The General Building Engineer will also be responsible for implementing training programs related to emergencies, system failures and shutoff valves etc. reinforcing Rosewood standards and service philosophy while building owner loyalty through proactive communication, managing expectations, and delivering solid business results.
Key Responsibilities
Leadership and StrategyModels Rosewoods culture, vision, mission, and core values.Supports the House Manager and HOA Board to maximize performance, profitability, and return on investment.Oversee training on emergency response and basic engineering functions, for residential staff, ensuring a positive work environment and exceptional service delivery.Property Operations
Maintain complete knowledge of and comply with all departmental policies, service procedures, and standards.Ensure that standards are maintained at a superior level daily.Supervise and inspect the performance of any 3 rd party vendor conducting work within the building or residential units, ensuring all procedures are completed to standard / code.Monitor and maintain cleanliness, sanitation, and organization of assigned work areas.Conduct weekly inventory of equipment and supplies; prepare requisitions for reordering of shortages.Implement cost-effective methods to improve efficiency.Conduct daily building rounds to check for potential fire hazards, burnt-out lights, and faulty equipment.Collect, prioritize, and coordinate work orders from departments; ensure timely completion of tasks such as electrical repairs, plumbing, and HVAC maintenance.Implement preventive maintenance programs for HVAC, public areas, and other facilities, following vendor / manufacture guidelines and recommendations.Coordinate any 3 rd party vendor or maintenance work with House Manager, for budget approval.Monitor and maintain all laundry and kitchen/bar equipment.Maintain public spaces through a preventive maintenance program.Respond promptly to any requests for problems, assistance, or emergency work orders.Respond as part of the initial response team to any fire or emergency alarm.Conduct training sessions for staff and provide feedback to management.Communicate any changes or additions to work assignments as they arise.Address and resolve residents' complaints, ensuring satisfaction.Complete all closing duties before leaving and ensure a smooth transition to the next shift / manager on duty.Ensure product and service standards are met, in compliance with brand standards, policies, and procedures.Oversee all aspects of property maintenance, including preventive maintenance and deep cleaning programs, to protect and enhance the property'.Coordinate with corporate teams on the development and execution of operational strategies, including opening processes and ongoing management.Manage purchasing, procurement, and third-party contracts to ensure cost-effective operations.Guest Experience and Community Engagement
Create a culture of exceptional service, ensuring residents have an elevated and unique experience.Engage with residents, associates, and the local community to build strong relationships and enhance the property's visibility.Act as a brand ambassador, representing the company's culture, vision, and values in all interactions.Additional Responsibilities

Critical Skills & Qualification
Experience:
Minimum five years' experience in building maintenance, electrical work, plumbing, and refrigeration in a luxury or ultra-luxury hotel/resort.Education:
High school diploma.General Skills:
Attention to detail, good organizational skills, problem-solving abilities, ability to work under pressure, and the capability to work with minimal supervision.Technical Skills:
Basic knowledge of building maintenance, electrical, plumbing, and refrigeration equipment; ability to read blueprints and wiring schematics; proficiency with power and hand tools, meters, and other technical equipment. Understanding of safety standards and emergency response procedures.Language:
Fluency in English; additional languages preferred.Physical Requirements:
Ability to transport 50 pounds, endure physical movements throughout the work area, and remain stationary at times during work periods.Licenses & Certifications:
None required.
Working Conditions: The Onsite Engineer may work in a variety of environments, including high-pressure steam and hot water areas, and may need to respond to emergencies. Flexibility in work hours is required.
This position is open to candidates based in Los Angeles, CA. This position will be full-time onsite on property in Beverly Hills, CA. The hourly range for this position is $25.00-$30.00 per hour. This is the pay range for this position that the company reasonably expects to pay. This position also may be eligible for bonuses. Decisions regarding individual salaries will be based on a number of factors, such as experience, type of experience, location, and education.
