About Propolis:Propolis is a vertically integrated real estate development and management company, focused on creating innovative and affordable living solutions in Miami's urban core. We specialize in developing small multifamily apartment buildings (3-8 stories) and operate them with a unique blend of coliving, microunits, long-term leases, and short-term stays. Our mission is to help solve Miami's affordability crisis by offering market-rate housing options that allow residents to save significantly compared to traditional studio apartments. Our units are furnished with utilities included, making urban living more accessible.

Position Overview:As Propolis continues to grow, we are seeking an experienced and dedicated Director of Property Management. This role is critical in overseeing the day-to-day operations of our growing portfolio while also taking charge of marketing efforts, strategic growth initiatives, and advising on competitive positioning. By the end of the year, this position will be responsible for managing the operations of 6 buildings (78 units, 193 beds). Additionally, with three new projects underway and 8 more at various stages of development, we're on track for accelerated growth, offering significant opportunities for long-term growth and impact.

Key Responsibilities:

Property Operations Management:

Oversee daily operations across all managed properties, including long-term leasing, short-term rentals, maintenance, and asset management.

Ensure effective coordination between various rental models, optimizing occupancy rates, and maximizing revenue.

Lead and support the team, which includes the Senior Property Manager, Assistant Property Manager, Facilities Manager, Maintenance Technician, Short Term Revenue Management and 24/7 Virtual Assistants responsible for guest relations and listing management.

Marketing & Leasing:

Take ownership of all marketing efforts, from developing property marketing strategies to managing online listings and local advertising campaigns.

Drive long-term leasing efforts, ensuring properties achieve and maintain high occupancy levels.

Drive short-term bookings and track performance

Oversee branding initiatives and ensure consistent messaging across all platforms and materials.

Strategic Insight:

Advise on the design and enhancement of amenity spaces to meet market demands and improve resident satisfaction.

Conduct competitor analysis to stay ahead of market trends, identifying opportunities for differentiation and growth.

Collaborate with the development team, providing input on new projects to ensure operational efficiency and market relevance.

Financial Oversight:

Manage budgeting and financial reporting for all properties, aligning with company goals and financial targets.

Provide regular reports on operational performance, marketing results, and competitive insights.

Qualifications:

Minimum of 5+ years of experience in property management, operations, hospitality/hotel management, short term rental management, or a related field.

Preferred candidates will have experience with coliving arrangements and/or short-term rentals, bringing a deep understanding of these unique operational models.

Proven ability to manage a diverse team, handle multiple responsibilities, and maintain organization in a fast-paced environment.

Strong skills in marketing, including experience with property marketing strategies, online listings, and local advertising.

Experience with budget management, financial reporting, and strategic planning.

Ability to conduct competitor analysis and provide actionable insights to influence strategic decisions.

Excellent communication and leadership skills, with the ability to direct team members and fill in operational gaps as needed.

Familiarity with Miami's real estate market and a passion for addressing the city's affordability challenges.

Compensation and Benefits:

Salary range: $100,000 - $130,000, depending on experience.
