Contract/Freelance Project DescriptionDirector of Development (DOD) Rockit Ranch Productions
Role Overview:The Director of Development (DOD) Rockit Ranch Productions will lead a best-in-class development function.
DOD will be responsible for:Site search and selectionNegotiate Business terms and structure (LOI)Negotiate Lease(s) in conjunction with external legal resourcesBuildout cost projection based on historical results and real-time market researchQuality control on projects and oversee punch list, 6 mos "check-up" and 1 year warranty visit on all workSunda development to align with the company's vision.Project & contract management during buildout, including leveraging and leading project management resources (internal and external)Passion for protecting and enhancing brand execution that strengthens consumer relationshipsDirect oversight of all professional services including; general contractors, all related development contracts with third parties, architects, designers, engineers outside of MEP managed by architects (e.g. AV, lighting, other) and legal.Highly organized and proven ability to manage multiple projects simultaneouslyA strong desire for the pace of work, diversity of projects and responsibilities that a startup requiresImplement quality control and compliance measures to maintain the highest level of service, customer satisfaction and positive vendor relations on a constant basis
Duties and Responsibilities:The DOD will work closely and in concert with the CEO and executive team to plan, budget, analyze and execute the company's business growth development planThe DOD will lead the growth development plan from market analysis and site selection to pro forma to groundbreaking to punch list and everything in between.The expectation for the DOD is no surprises; they will deliver new projects on time (meaning delivered to our operations/training team as committed), on budget that achieve expected sales projections.He/she will oversee a complex real estate portfolio that focuses on delivering sites annually and includes the ongoing oversight of all real estate assets.Based in Nashville, Chicago, Detroit, Tampa or able to travel as needed to perform essential duties, including travel to Company locations, offices, construction sites or to review potential real estate acquisitions.The DOD will manage real estate & related development goals that tie to the company's strategic business plan and financial expectations.This leader will live Sunda New Asian's core values and embrace our core behaviors.

Education and Experience:A minimum of 10 years of relevant real estate and commercial construction experience, including oversight and development of multi-unit commercial properties.Demonstrated experience delivering projects on time and on budget.A blend of real estate and construction experience in retail or restaurants is highly preferred.Prior track record of maximizing the value of a real estate portfolio and construction through proactive oversight, efficiencies, and process improvements.A Bachelor's degree in construction, engineering, or similar discipline.Strong working experience with CFO, Controller.
