Division: Apartments - On-Site (Apt OnSite)Assists the Service Manager with the direction of technicians and vendors. Develops and maintains a high level of skill in all phases of general maintenance. Performs general maintenance including plumbing, painting, electrical, HVAC, hazardous material abatement, apartment turn-over, and appliance repairs in accordance with company standards, and in conjunction with management staff.Promotes positive, proactive customer interactions to make their Irvine Company experience of the highest quality.Assists in the coaching and development of maintenance associates.Performs work using safe work practices. Ensures completion of safety training and actively investigates and mitigates risks.Ensures community common areas and grounds are maintained according to company standards; conducts property quality inspections, identifies and resolves any hazards.Responsible for inventory of parts and appliances; responsible for general maintenance and orderliness of facilities.Performs service requests, unit turns and preventative maintenance work throughout the community.Assists in the repair and renovation of apartments, providing direction to technicians, porters and vendors.Variances in responsibilities may exist by community type:Responsibilities will include completing both maintenance service requests and turnover of apartments. May work alone.May work on a team that completes maintenance service requests or turnover of apartments.Minimum Qualifications / Other Expectations:
High school diploma.Three to five years of general maintenance experience; Expertise in plumbing, electrical, HVAC, appliance repair, and apartment turnover preferred.EPA 608 Certification.Valid driver’s license; valid vehicle insurance.This role requires the regular and frequent operation of a vehicle, as defined in the Company's MVR policy, and is part of the essential duties of this position.Ability to communicate clearly and effectively in English, both verbally and in writing.
