courses and trainingsProject Manager (Entry Level) (Commercial/Contract)Reports to: Sr. Project Manager; Division Manager; Area ManagerThe Project Manager holds overall management responsibility for all aspects of fire protection construction projects from conception through systems functioning as intended. He/she will oversee or conduct scheduling, planning, actual construction, expediting, inspection, quality control, and total delivery of the project according to established criteria. He/she is responsible for tracking, forecasting, and communicating all costs, profits, and financial measures of the project. Through coordination with the site superintendent, the PM will organize and manage all the elements involved in construction - labor, temporary and permanent materials, equipment, supplies, utilities, and time.Key Responsibilities:Manage and coordinate project requirements with General Contractor/Owner/Sub ContractorsReview & manage construction contract documents including addendums/RFIs and construction schedulesManage projects to comply with safety, quality, productivity, and profitability requirementsIdentify & manage changes in projects that impact cost, schedule, or labor requirementsSubmit and review change orders/change estimates in a timely mannerForecast manpower requirements for projectsMonitor project billings for accuracy and maintenance of a positive cash flowTrack employee hours and crew mix rates for each projectContinually monitor progress of projects; review reports to ensure compliance with schedule and budgetary guidelinesReview construction drawings and assist/lead during the field check stage of the projectOversee work of subcontractorsEnsure work complies with codes, permits, and AHJ requirementsAdminister construction contracts, approve work quality and payment requestsReport to General contractor/Owner about progress and any necessary modifications requiredAttend and/or lead construction/coordination meetings with GC/Owner/Sub-ContractorsDevelop positive and ongoing relationships with customers to ensure company is meeting customer expectationsDevelop positive relationships with AHJs & potential new customersMay also conduct surveying, estimating, and design functionsMay require field/site visits & travelling for workMaintain historical records of all functions for future useRecommend improvements in project management procedures and overall company business practicesJob Qualifications:High Level of self-motivationAbility to multi-taskConstruction Management/Engineering/Business degree preferred but not a mustWilling to learn project management methodologies and phasesExcellent communication skills, both written and verbalA valid Driver’s LicenseMust be able to pass a pre-employment drug test, background and reference check
