Position Description:

The Head of Purchasing is responsible for developing and leading the strategy, processes, and execution of engaging trade labor partners and procuring materials related to homebuilding operations. In this capacity, the Head of Purchasing leads the team of individuals responsible for the day-to-day operations related to both estimating and purchasing. This role reviews pricing controls and implements efficient purchasing programs designed for long-term sustained success. This role focuses on integrating workflows and facilitating both quantitative and qualitative results. This role is an integral part of both the short- and long-term strategy of Blue Heron.

Responsibilities:

Collaborate with leadership to develop and execute a purchasing strategy focused on economies of scale, vendor partnerships, quality outcomes, and efficiency.

Manage daily workflow, ensuring coordination between Forward Planning, Interior Design, and Purchasing.

Review and approve cost-control reports, estimates, and staffing requirements.

Lead estimating activities, including design ideation estimates, material takeoffs, design phase estimates, and contractual budgeting.

Research industry trends and economic conditions to strategically plan for market changes.

Develop and evaluate trade relationships in current and future markets.

Analyze and improve purchasing processes with a focus on financial analysis and trade partner engagement.

Stay current with purchasing technology and practices, collaborating with IT for necessary adjustments and implementation.

Lead the purchasing and estimating center of excellence for all divisions and departments, developing the team’s vendor relationship, negotiation, and planning skills, and reviewing processes and workflows to establish best practices in estimating and purchasing.

Evaluate vendors based on quality, timeliness, price, and division team feedback.

Collaborate with Architecture and Interior Design to develop specifications and vertical budgets.

Use historical data to build specifications and assist with pricing for new projects.

Bid, negotiate, and approve trade partner contracts with leadership.

Identify training needs and ensure appropriate training is provided.

Partner with key stakeholders on systems integration for seamless data transitions from sales to construction.

Manage change orders and job start release processes with respective teams.

Requirements:

Bachelor’s degree in business administration, construction management, or supply chain management, or equivalent experience in the residential homebuilding industry preferred.

7 to 10 years of experience in contracting and negotiating pricing of building materials or some experience in the residential building sector.

Existing trade relationships in existing markets and proven track record of establishing trade relationships.

Working knowledge of Microsoft Office programs, specifically Excel, and aptitude to learn new software programs (Procore, Sage Intact, ECI Mark Systems, Hyphen Solutions Suite).

A minimum of 5 years of leadership experience, preferably within purchasing for residential construction.

Homefront, Procore, Sage Intact, or other ERP Experience preferred.

Proven ability to lead and mentor employees.

Hands-On residential construction experience preferred.
