This person will report to the Chief Development Officer, Larry Sloan, and will engage with the acquisition, development and construction teams. Triten has market heads or “Principals” covering each market. These Principals are tasked with developing and managing relationships with brokers, investors, tenants, and market stakeholders. These Principals are highly trained in sourcing, structuring, financing, and closing every transaction. However, once a potential land or development site is identified, vetted thru preliminary conceptual plan, and the decision has been made to spending meaningful pursuit dollars, the Industrial Development Director will then “own” the execution from that point forward. In coordination with the Development and Construction team (including construction and project managers), the Industrial Development Director will ensurethat site plans (with approval from the Principal on market dimensions and standards), civil engineering, GC estimates, entitlement work (local work done by Principals), schedules, and pro-formats are accurate, on time, and clearly communicated to the broader Investment team (including leadership). In this role the Industrial Development Director will be responsible for owning the development coordination & execution (both internally and externally) through pre- development feasibility, due diligence, permitting, project design, and construction, and turnover to property management. This role will be heavier thru the DD or CD phase. Once construction has commenced the Chief Construction Officer will mostly own the construction execution, however the Development Director will still oversee and coordinate the broader development pro-forma. The principals will ultimately own the performance of the investment, including rent assumptions, lease up performance, approving such “market functional” aspects including building depths, truck courts, finishes, lease rates, financing parameters, among others. However, the industrial development director must ensure that the project team is getting the necessary approvals from the Investment team that aligns with the overall development schedule. The pro-forma will be updated but overseen by the development director as well, in conjunction with Principals and Investment committee.Key ResponsibilitiesPreconstructionManage project Pre-Development process and “quarterback” between Investment Committee, Principals, and Development and Construction teams.Assist the Chief Construction Officer with site and development due diligence activities such as environmental, civil and geotechnical studies, entitlements, site plan coordination, project pre- development / development budgets and project schedules.Assist the Chief Construction Officer with the procurement of design teams and consultant selections and assist the Chief Construction Officer and Construction Manager with contracting and contract coordination.Coordinate with Principal, CDO, CCO, the Architect and the other consultants in the development and refinement of the plans and specifications as including site plan, layout, building specs / overall product configurations and leasing goals.Manage the design teams and design process to deliver a design and development budget consistent with the initial investment direction and Company Industrial / IOS Development Standards.Assist Chief Construction Officer (CCO) and Construction Manager in procurement of contractor teams including bid solicitations, negotiations, and contracting with general contracting firms.Coordinate with Chief Construction Officer and Construction Manager on Project hard cost budgets, schedules, project specs, scope, and drawing QA/QC during Pre-Development.Manage Predevelopment budgets and “pursuit costs”/ coordinate Pre-Development Gateway approvals with Market PrincipalWork with Principal to help coordinate (with the assistance of analyst or associate) updates to the proforma and development model, with primary responsibility of the development budget and schedule projections and execution.Review zoning and entitlement needs and help coordinate with the local Market Principals any entitlement submittals to the local jurisdiction.Coordinate with utility companies, city officials, and other 3rd party jurisdictional entities throughout the design and construction of projects.Obtain all permits and approvals required to commence and complete construction in accordance with all applicable codes, laws, and regulations applicable to the Project.Develop and finalize project execution schedule and detailed development budget for the Investment Plan and final Investment Committee approval.ConstructionOwn Project execution in accordance with the approved Investment Plan and deliver on Project schedule and budget.Exercise general management of the Project and coordinate with Architects and consultants.Assist the Chief Construction Officer and Construction Manager in the administration of the Construction Contract during construction, closeout and final payment to the General Contractor. Ensure the General Contractor diligently pursues construction in accordance with the Plans and Specifications and the terms of the Construction Contract.Manage project review and approval of project submittals in accordance with the project intent, functionality, design, and leasing goals.Manage Construction Draws /PCO & CO processing in a timely manner and in accordance with contract requirements.Working knowledge of partnership agreements and lender agreements and required notices and compliance.Manage project reporting and stakeholder approvals in accordance with the Investment Committee charter, partner, and lender requirements.Ensure open and effective communication with all project team members.Manage and organize all current and future project requirements to ensure the project schedule and financial goals are met.Manage owner FF&E procurement and installation.Understand and interpret lease language to fulfill owner responsibilities.Diligently pursue Substantial Completion of the Improvements by the Target Completion Date.Following Substantial CompletionAssist the Construction Manager in the correction and completion of the punch list work. Manage the Architect in conducting final inspections.Assist with project closeout, building start up, and coordinate building turnover with facilities/property management.Upon completion of the General Contractor’s scope of work, assist the Chief Construction officer and review the General Contractor’s final application for payment with the Architect and forward the final application for payment to Owner with your recommendation.Maintain communications of project status with key stakeholders.Required Skills/Abilities:Effective verbal and written communication skillsProven time management skills with an ability to meet deadlines.Strong analytical and problem-solving skillsStrong organizational skills and attentionto detailExcellent interpersonal and customer serviceskillsAbility to prioritize tasks and to delegate them when appropriateAbility to travel overnight multiple times per monthEducation and Experience:Bachelor’s or higher degree, with preference in Construction Management or Real EstateAt least 5 years of real estate development experience, preferred ground up industrial development execution experience
