Houston, Texas*The Houston-based employee will work from our downtown Houston office. Additionally, this individual will be required to travel to other major cities, with travel expenses covered either through per diem or reimbursement.Job Summary:The Senior Property Manager is responsible for the comprehensive management and operation of a portfolio of single-family rental homes. This role involves significant fieldwork, including property inspections, taking pictures, prepping homes for make-ready and leasing, and serving as the primary on-site representative for their assigned territory. The Property Manager will also manage the overall performance of their portfolio and oversee their staff, including a property manager who handles many administrative tasks.We are a forward-thinking company managing single-family rental homes in Houston, Dallas, and other key metro areas. We value Creativity, Urgency, and Trust (CUT) and are driven to manage 20,000 doors, sell 500 homes, and maintain a 30% profit margin by 2033 because matching families to their homes creates value for homeowners, investors, residents, and our own.Key Responsibilities:Field Operations:

Conduct regular property inspections to ensure compliance with lease terms and property standards.Take detailed photos and document property conditions.Prepare homes for make-ready and leasing, including coordinating necessary repairs and cleaning.Serve as the primary on-site representative, addressing tenant concerns and ensuring tenant satisfaction.

Leasing:

Handle all leasing activities, including marketing vacant properties, conducting showings, screening prospective tenants, and executing lease agreements.

Property Management Oversight:

Supervise the property manager who handles day-to-day maintenance coordination, delinquency management, and lease renewals.Ensure staff is properly trained and meeting performance goals.Step in to complete tasks as needed to maintain high standards and ensure all responsibilities are fulfilled.

Financial Management:

Monitor rental income and expenses to maximize profitability.Prepare financial reports for the Operations Leader and senior management.Basic knowledge of accounting and reading ledgers to address escalated tenant issues and landlord client questions/communication.

Team Collaboration:

Collaborate with maintenance vendors, property manager, sales department, and other team members to ensure smooth operations.Participate in regular team meetings and provide updates on portfolio performance.

Reporting and Documentation:

Maintain accurate records of property operations, tenant interactions, and financial transactions.Prepare regular reports on portfolio performance and provide recommendations for improvements.

Travel:

Willingness to travel to other parts of the country for meetings, company events, industry events, and training.

Licensing:

Hold an active real estate license for the jurisdiction of the territory they service.Allow the company’s brokerage to hold their real estate license.

Other Requirements:

Have a clean and working vehicle.Possess a smartphone.High level of organization and attention to detail.Willing to work in a fast-paced environment.Availability on weekends.

Qualifications:Degree or Certifications in Property Management, Real Estate, Business Administration, or a related field.Minimum of 3 years of experience in property management, preferably with single-family rental homes.Strong knowledge of local housing laws and regulations.Excellent communication and interpersonal skills.Proficient in software such as AppFolio, Zinspector, Google Workspace, and Microsoft Office Suite.Ability to work independently and manage multiple tasks effectively.Willingness to spend 50-80% of time in the field.Willingness to travel nationally as required.Active real estate license for Texas.Basic knowledge of accounting and reading ledgers.Pay Plan:Base Salary: $65,000 - $85,000 annually (based on experience and qualifications)Total Compensation Target:Including commissions and bonuses, the total annual compensation could range from $75,000 to $105,000.Vehicle Compensation:Monthly Vehicle Allowance: $300 - $600Benefits:Health and dental insurancePaid time off (PTO) and holidaysProfessional development opportunitiesReimbursement for qualifying real estate dues and subscriptions based on performance and tenureKey Performance Metrics for Commissions/Bonuses:Occupancy Rates: Maintaining high occupancy rates in the portfolio.Leasing Performance: Successful leasing of vacant properties.Portfolio Growth: Expanding the portfolio with new properties.Tenant Retention: Achieving high tenant retention rates.Delinquency Management: Keeping delinquency rates low.Revenue Generated: Maximizing rental income and other revenue streams.Career Path:Opportunity for advancement to Senior Field Director, Regional Manager, or other leadership roles within the property management department.Diversity Statement:At Flat Fee Landlord, we are dedicated to fostering a diverse and inclusive workplace.
