Position: Investment Analyst/Associate
Job Type: Full-Time
Requirements:
Bachelor’s degree in real estate, finance or related field preferred.
2 to 4 years of direct commercial real estate industry experience and/or finance experience preferred.
Proficiency using Excel and Argus Enterprise to model real estate underwriting and investor returns.
Understanding of general finance, accounting, leasing and capital market concepts.
Must be self-starter, flexible and detailed-oriented.
Must be able to write clear and concise investment summaries and other memos.
Excellent written and verbal communication skills with the ability to turn financial analysis into concise written and verbal reports.
Responsibilities:
Works closely with the Vice President, Investments with sourcing, underwriting, negotiating, performing due diligence, and closing of acquisitions and other new investments.
Acquisitions, sourcing and deal screening:
Underwriting:
Conducts market research including competitive set analysis, market rents, sales and lease comps and operating expense analysis.
Develops and is responsible for the assumptions and financial projections relied upon for each potential investment.
Financial modeling in Argus & Excel which includes preparing cash flow forecasts and calculating investment returns for prospective acquisitions.
Runs sensitivity analysis on different variables including market rents, absorption, operating expenses, etc.
Models structured development and joint venture opportunities.
Negotiating:
Drafts LOI and offer letters.
Negotiates transaction terms as well as purchase & sale agreements.
Due Diligence:
Manages process within a tight time frame.
Reviews consultant reports and other work product.
Coordinates with property managers and other service providers.
Closing:
Oversees closing including prorations, legal documentation, and exchange management.
Transition to asset management: Works with the asset management and other teams to integrate new asset into the portfolio operationally.
Dispositions:
Assists the Vice President, Investments and the asset management team with the disposition process including providing underwriting and due diligence materials to brokers and buyers, producing contract exhibits and coordinating buyer due diligence activities.
Assists in establishing and updating underwriting guidelines, financial models, and due diligence procedures.
Performs similar and incidental duties as required.
