As the

Regional Marketing Director , you are the lead of a marketing team that supports operational leadership to develop and execute strategic and tactical marketing plans to drive traffic and occupancy to achieve the goals of each asset in the company portfolio. You work collaboratively with regional asset directors, and you are the marketing subject matter expert for the properties.

As a key contributor and hands-on leader in Marketing, you will:Serves as the primary marketing contact for Asset DirectorsProfessionally manage and lead a team in daily operations of marketing, maintaining an engaging and motivating presence.Effectively coach the team, guiding and developing to create an inclusive workplace making all feel welcomed.Presents marketing strategies, tactics and performance, when needed, to clientsCollaborates with Asset Directors on marketing programs that enhance property performance and support portfolio goals.Develops and executes strategic marketing plans for stabilized and/or lease up communities; evaluating ongoing performance and providing performance data reporting that aligns with KPIs for the industry, company performance metrics and market-specific targetsParticipates in property takeover/onboarding process; ensuring all marketing-related tasks are prepared for launch on day of takeover, including website, collateral, temp signage, paid digital, social media accounts and ILS advertisingProject manage the development of community specific digital assets and collateral materialsProvides marketing budget recommendations for acquisitions and supports annual budgeting efforts for portfolioDevelops and conducts portfolio trainings for new programs and continuing education of marketing initiativesConducts monthly touchpoints, at minimum, with Asset Directors to review marketing performance for individual properties to review client expectations, adjust strategy, tactics, and marketing investment as neededMeets with advertising and marketing partners on a regular cadence, reviews service to confirm preferred rates and ideal service levels, recommends creative service providers, monitors and manages advertising suppliers for product performance and service quality, and fine tunes services/budgets if neededProvides marketing training and best practices to Community Managers and Asset DirectorsCollaborates and participates in marketing quarterly and annual program goals/projectsTrack and measure marketing outcomes including response, leads, sales, retention and return on investment (ROI).Develop business cases to support new marketing initiatives, budget requests and projects, drive projectsBackground, Experiences, and Talents

Degree level education ideally with a marketing, branding, advertising or design focus; or equivalent experienceExperience with a variety of property types is strongly preferred, including lease-up, stabilized, owned and third-party managed. Affordable experience is a plus.Hands on experience and understanding of various lead generation platforms -- including PPC, ILSs and social media - and how to effectively allocate marketing tools/strategies to achieve goalsExperience with the marketing functionality in complex CRM software systems - hands-on experience with Yardi and Resman is ideal, but experience with any similar multifamily platform would be valuableHands on experience and understanding of branding and brand management, including creating hands on creation and experience partnering with brand marketing agenciesStrong analytical skills to evaluate the leasing needs of each property and determine the best combination of lead generation efforts to cost-efficiently achieve the property's business objectivesAbility to provide creative direction and guidance to those outside of marketing rolesStrong creative, strategic, and organizational skills, and an excellent attention to detailAbility to work cross-functionally with Bryten team members, Bryten leadership and our clientsExperience managing locations across multiple markets/geographies and working with a geographically dispersed teamExcellent time management skills, including an ability to juggle and appropriately prioritize multiple, time-sensitive projects at the same timeA desire to take initiative and a strong sense of self-motivation, while also being highly collaborative and team orientedOutstanding presentation skills to small and large groupsSolid computer skills, including working knowledge of MS Office Suite to include Teams, Word and Excel with HRIS experience.Must have a valid driver's license, current automobile insurance and reliable transportation.Must be able to pass background check and drug testing.
