Description:

The Painter, under the supervision of the Field Manager, is responsible for preparing interior and exterior surfaces for paint, finishes, and wall coverings, as well as making minor repairs to walls and trim throughout Williamsburg Landing. The Painter selects, blends, matches, and applies proper paints and colors, ensuring applicable safety standards and building codes are met.ESSENTIAL JOB FUNCTIONSProperly estimates time and materials for turnovers/renovations and for occupied residences as well as for work done to the exterior of buildings or to common areas and officesPrepares surfaces properly for the type of paint, stain, or wallpaper to be used; selects proper paint for each job, based on the surface and finish characteristicsMoves and/or covers all personal property to ensure it is properly protected; protects areas surrounding the work area; masks areas requiring protection; protects plants, floors, and carpetingCovers existing coatings properly with paints and/or finishesPaints in a professional manner; demonstrates excellent technique and ability cutting in, using spray machines or rollersRemoves wallpaper and prepares wall for installation of new wallpaper or for paintingPower washes assigned areas; uses protective equipment and protects surrounding area, including plants and furniture; determines and uses correct solution and pressureKeeps work site clean; ensures complete clean-up of work area at end of each workdaySelects proper tools and equipment for each jobMaintains appropriate inventory of tools, materials, and equipment on the paint truck; requests additional materials on an as-needed basis; maintains inventory of tools, and equipment in good working order; ensures waste is kept to a minimumPolices buildings regularly, identifies improperly operating equipment or components, and informs managers as appropriate, including problems concerning the upkeep of the buildingsEnsures that a task is completed and that the resident knows the status of repairs to their residences; respects residents' surroundings and works in a clean, neat and workman-like fashionCompletes work order forms; maintains contact with Facilities Management office and supervisor for reassignment to jobs throughout the workdayResponds to emergency situations as necessary and fulfills assigned role in fire drills and for snow removalEvaluates work processes and methods; submits recommendations for continuous quality improvementMaintains positive interaction with residents, guests, and other Williamsburg Landing employeesAssumes on-call responsibility as assignedPerforms other duties as assignedQUALIFICATIONSHigh School Graduate or equivalent; a minimum of two (2) years' experience in residential and commercial carpentry and painting; valid Commonwealth of Virginia driver's licenseKNOWLEDGE, SKILLS, AND ABILITIESKnowledge of pertinent building codes and safety requirements; knowledge of tools and equipment used for staining, painting, and wallpapering; knowledge of types of paint and finishes and all preparations; demonstrated ability in taping, spackling, applying joint compound, and installing wall coverings in addition to applying paint or finishes by brush, roller, or spray; ability to maintain proper inventories of paints, painting supplies, and equipment with little or no supervision; ability to work safely on ladders and scaffolds up to three stories; ability to communicate effectively with senior adults experiencing differing levels of physical and cognitive challenges; ability to use hand-held communication equipment effectively and responsibly; ability to exercise sound professional judgmentPHYSICAL REQUIREMENTAbility to sustain hard work including, stooping, bending, reaching, climbing, crawling and other physical labor for extended periods of time; ability to work overhead from ladders for sustained periods of time; ability to work at heights; ability to regularly and safely lift and carry a minimum of 50 pounds; ability to take calls and work odd hours, weekends, and holidays as required.Requirements:
