About the Position

The Maintenance Manager handles and oversees the upkeep and repair of the assigned location to ensure optimal performance and safety. This role involves coordinating maintenance schedules, managing third-party vendors, and implementing preventive maintenance programs to minimize downtime and extend equipment lifespan. The Maintenance Manager will possess strong leadership skills, technical expertise, and a proactive approach to problem-solving.

Functions

• Responsible for understanding and maintaining building agreement maintenance requirements for both interior and exterior components, which includes working directly with the customer, lease holder, and applicable Kenco management.

• Negotiate contracts with outside vendors for execution of maintenance work with direct coordination with Procurement and Legal departments.

• Perform or oversee all repair work, both in-house and with external contractors, ensuring timely and cost-effective solutions

• Maintain and analyze maintenance records to track performance, costs, and trends, and use this data to make informed decisions

• Ensure operational efficiency of electrical equipment and mechanical systems through timely inspection and repair

• Manage vendor usage, contractual reviews, preventative care routines, and changes in policy or lease agreements

• Manage Maintenance Technicians or Housekeeping if applicable at assigned site

• Manage Site Safety Advocate (SSA) directly or manage the Operations Supervisor assigned to SSA with a focus on oversight and accountability for audits, Root Cause Analysis (RCA), and corrective actions

• Perform additional Operations Supervisor duties when solo on shift:

o Provide feedback on performance, handle scheduling/volume issues and escalations, close/open the building, record issues and have developmental conversations with direct team and other Operation Leaders.

• Provide quality assurance oversite with regards to building and maintenance equipment

• Train other personnel on how and when to report maintenance issues

• Conduct tests of safety equipment to ensure OSHA and operational standards

• Maintain parts inventory and repair records for all equipment by completing accurate paperwork.

• Other applicable duties as assigned

Qualifications

• Bachelor's Degree in engineering, administration, or facility management preferred (or equivalent years of exp) required

• 4-7 years experience as a technician, with progressively higher duties required

• Vocational certification(s) preferred (e.g. HVAC, electrical, plumbing, etc.)

• Experience managing and holding accountable third-party vendors/contractors

• Budget management and/or demonstrated fiscal responsibility required

• Equipment repair schedule development and project management experience

• Working knowledge of electrical and mechanical systems

• Ability to understand blueprints and schematics required (e.g. electrical, fire suppression, and hydraulic, etc.)

• Effective communication and people management skills

• Comfortable working in a fast-paced environment

• Proficient in Microsoft Office (specifically: Outlook and Excel)

• Attention to detail and understanding of safety procedures

Travel Requirements

• This position is expected to travel approximately 25% or less.
