In collaboration with their colleagues, this leader will provide long-term direction for their portfolio and, as acquisitions of properties/portfolios are made, will be responsible for growth, integration, and stabilization processes for newly acquired assets.The position's responsibilities will center on managing a team of Regional Managers and on-site team members. This leader and team will be supported by various shared services team members from Human Resources, Marketing and Communications, Compliance, Engineering, Procurement, Information Technology (Yardi), and Accounting. The Vice President of Property Operations will work closely with the Asset Management team in meeting financial objectives through a team process.The responsibilities and expectations with this senior management position are consistent with best-in-class apartment property management industry operating practices and include:Instill a sense of operational excellence, pride, and teamwork amongst all employees by establishing and executing a vision and principles that drive all operations.Identify opportunities to leverage best practices and develop processes that optimize financial performance and budget compliance.Ensure communities are meeting all requirements established with each transaction and that all aspects of the low-income housing tax credit program, State and local programs/housing practices, and HUD programs (REAC, MOR, EIV, Fair Housing, etc.) are managed to the exacting standards set forth by regulations, law, and development covenants.Contribute to the development and execution of an influential people operations strategy that allows for attracting and retaining talent to make each community successful.Create annual budgets, an operating forecast, a yearly capital plan (in concert with Engineering), and action plans for corrective measures by team members.Provide team members with accurate guidance, particularly around blended housing programs, e.g., LIHTC, HUD, HOME, and State and local housing programs.Review development underwriting, financial statements, and transaction covenants typically found in affordable housing and be able to communicate complex issues effectively.Maintain awareness of market/industry conditions and trends via professional organizations and regularly evaluate market conditions and comparable properties.Engage in public policy and industry forums that advance and support the work of Enterprise.RequirementsBachelor's degree in a related field or equivalent work experience.5 - 10 years of progressive leadership experience in multi-site affordable housing property management with 3 years' experience as a leader of people and teams.Prior urban portfolio management experience, ideally operating in Washington, DC.New construction/preservation experience with a strong record of successful lease-ups.Sound understanding of real estate and property management operations as it relates to budgeting, financial management, team development, performance management, and leasing.Deep understanding of current trends in the real estate industry.Attainment of relevant industry training credentials, examples from the following: CPM, CSM, RPA, CPO, BCD, FHC, SHCM, NAHP, CPM, HCCP, COS, CAM, CRM, TCS, BOS, and Fair Housing training.Strong leadership skills, analysis, problem-solving, communication.Total Rewards at Enterprise:You will be working with a group of talented professionals who are motivated by serving the community and addressing the need for affordable housing. Enterprise offers a comprehensive total rewards package for you and your family.The base salary range to offer for this role is between $175,000 to $230,000 per year depending on level of skills and experience.The salary range for this position is between the low and high end of the range for the amount to be paid for the position. Salaries paid at Enterprise will vary based on factors that may include skills, education, location, experience, and performance.
