JOB SUMMARY

As the Maintenance Manager, you will use your skills to support Receiving, Packing and Shipping Operations. Responsible for managing the maintenance staff and ensuring all procedures, safe maintenance, and repair of machinery, building services and fixtures for upkeep of the entire facility. Maintenance is done in preventative and repair format as well as new equipment installations or modifications. Must have working knowledge of local, state, and federal regulatory compliance, company policies and procedures.

Routinely services based on business needs. Services equipment common to the operations related to installation, maintenance and repair of commercial boilers, vapor heat chambers, refrigeration system (HVAC), conveyors, sizer, compressors, and other equipment. Responsible for assigning work and coordinating the work of other team members and general maintenance of varied equipment used to wash, pack, and ship produce. Demonstrates extensive knowledge and experience with electrical, mechanical, pneumatic, and hydraulic systems throughout the building. Building maintenance common to the trades may be included periodically.

ROLES AND RESPONSIBILITIES:

At this level the Manager has extensive knowledge of a broad scope to manage maintenance teams. The work may include multiple maintenance trade tasks involving vapor heat chambers, boilers/steam lines, sizers, forklift repair, hydraulics, plumbing, refrigeration, electrical, fabrication, and welding. Regularly applies advanced working knowledge of equipment and varied fields of specialization. Exercises general application of principles, theories, and concepts, and proposes a course of action.

Job Description:

Manages the maintenance department and team members within their regular duties to include preventive maintenance routines, troubleshooting and repairs of equipment, cleaning, sanitizing, documenting information, supply and parts needs, proper waste, and disposal.Works within a defined budget related to maintenance, repair, assembly, preventive maintenance, etc. involving a wide variety of equipment and building trades related tasks.Responsible with the facility manager for the supervision, planning, organizing, and directing of maintenance activities and employee placement, training, and development. Schedules staff based upon business needs.Will interview, recommend hires and promotions, develop and train team members, evaluate performance, advocate, support and communicate team activities, coach, counsel, and discipline team members.Works within established manufacturing procedures to achieve efficiency, quality, and optimum production objectives. Repairs mechanical equipment and system controls. Applies mechanical expertise in determining work methods and procedures for producing quality product.Performs preventive and predictive maintenance schedules on mechanical equipment such as pumps, motors, compressors, exhaust fans, blowers, and electrical controls.Uses a variety of common maintenance tools such as hammers, drills, grinders, cutting torches, etc.Observes mechanical devices in operation, listens to their sounds and troubleshoots equipment to locate causes of trouble. Oversees and assists in the installation of new plant equipment.Maintains and services a range of building equipment such as HVAC, lighting, water, and sewer, etc.Interprets blueprints, sketches, layouts, wiring diagrams, drawings, and specifications.May oversee the dismantling of equipment and devices to gain access to and remove defective parts. Examines form and texture of parts to detect imperfections.Ensures compliance with regulatory agencies such as DOT, OSHA, Water District, Fire, local code enforcementStarts devices to test their performance and runs equipment and/or packaging for testing purposes.Inspects used parts to determine changes in dimensional requirements. Contains cost by conserving used equipment and supplies when able.Repairs or replaces defective parts.Trouble shoot issues and repair failures, removing, replacing, assembling, and installing parts and components involving sheet metal, frames, suspension, electrical, hydraulic, tires, wheels, bearings, coupling units, and painting.Adjusts functional parts of devices and control instruments.Operates shop tools, equipment, and as many machines related to maintenance as skill level will permitResponsible for ensuring team completes routine preventive maintenance duties with accurate documentation.Computer literacy to complete and update work orders, reports, invoices, and to research information.Promotes a safe working environment by following all safety procedures. May complete routine inspections, research vendors or parts, and participate in audits as needed. Works as a “rigger” when moving heavy equipment or heavy machinery.Routinely communicates with the Maintenance and Operations teams on a wide variety of topics.Performs other duties as needed.BASIC QUALIFICATIONS

2 + years’ experience in a Maintenance Lead, Supervisor or Managerial capacity3+ years of related Maintenance Technician/ Mechanical repair work in a related industry with 1 or more years managing a team of employeesMust have a high school diploma or equivalent education.An Associates or higher degree, vocational education, apprenticeship program, certificates or training related to the trades, mechanics or engineering is preferred.Certification in electrical and HVAC systems.2+ years of experience with automated conveyor systems, motor controls, the repair of material handling equipment, electro/mechanical equipment, and principlesExperience conducting predictive and preventative maintenance procedures1+ year of blueprint and electrical schematic readingRequired to apply advanced working knowledge of technical field/area of specialization. Exercises general application of principles, theories, and concepts, and proposes a course of action.Experience managing workorders, costs, labor, and materials.Good knowledge and understanding of Safe work practices common to the trades.SKILLS, KNOWLEDGE, AND ABILITIES

Knowledge of applying common mechanical processes, conveyer systems, procedures, and repairs commonly to food manufacturing equipmentExpert knowledge of mechanical/electrical, pneumatic, and hydraulic systemsBasic mechanical knowledge of AC/DC powered forklifts and pallet jacksExpert knowledge of all aspects of facility maintenance with the ability to perform minor repairs for multiple trades with competency and proficiencyAbility to work in a cold/ damp environment for short periodsAn understanding of lean manufacturing principles and key Performance Indicators (KPI’s)Must be able to source parts for all necessary repairsMust have strong interpersonal and employee relation skillsAbility to read, comprehend and speak professionally with team membersMust have basic mathematical skills

WORK DEMANDS / PHYSICAL DEMANDS : While performing the duties of this Job work is sometimes performed in a chilled environment or maintenance shop. Regularly required to stand, walk, squat, stoop, bend, reach, talk or hear. Required to use hands and fingers finger, handle, lift, feel, push, or pull objects. Exerts up to 50 lbs of force occasionally, and/or up to 30 lbs of force frequently. Often required to lift and carry 10 lbs force constantly to move objects.
