A privately owned Charleston real estate holding company which owns and manages over 200 residential and commercial properties across the Southeast is seeking a dedicated and detail-oriented Property Manager to oversee day-to-day management operations. As a key member of our team, the Property Manager will be responsible for ensuring the smooth and efficient management of our properties, providing exceptional customer service, and maintaining a positive and respectful environment for our residents and tenants.
Responsibilities include:
Meets targeted revenues by setting rent rates, ensuring rent and fees are collected and posted in a timely manner, completing bank deposits, and preparing and reviewing monthly financial status reports.
Gathers, analyzes, and interprets current market and economic trends that may impact the property and implements short- and long-range marketing and leasing strategies to achieve the property’s occupancy and revenue goals.
Oversees the lease enforcement process by approving prospective resident applications, discounts and renewal leases, conducts periodic apartment inspections, follows proper notice requirements, evicts residents, and imposes and collects late fees and other charges as allowable and stated in the terms of the lease in compliance with local, state, and federal regulations.
Conducts regular property inspections and takes appropriate actions to ensure that the physical aspects of the property, grounds, buildings, and amenities meet established standards for safety, cleanliness, and general appearance and appeal.
Promotes resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve and address service issues. Work directly with in-house maintenance team members with respect to responding and completing resident service requests.
Manage maintenance & service work performed by third-party vendors - collect bids and negotiate contracts, monitor work progress, and ensure timely and accurate payment of invoices.
Controls expenditures by staying within the constraints of the approved budget and manages the balance.
Assists owners by conducting property tours, providing updates and information about the property’s performance, and responding to requests as needed.
An ideal candidate will possess the following:
Previous experience in property management required.
Strong communication skills and ability to multitask.
Customer service-oriented and ability to build rapport with tenants.
Availability on weekends (on an as needed basis).
Familiarity with Yardi management including Rent Cafe or similar property management software required.
