Leasing Manager manages and directs the daily activities of the leasing operations department in accordance with organization policies and standards. Responsible for all leasing functions, which may include reviewing lease transactions and agreements. Oversees completion of all necessary paperwork and ensures proper customer service. Responsible for the productivity and budgetary performance of the leasing operations department.Pay: $25 - $30 / HourDUTIES AND RESPONSIBILITIESClient RelationsCarry out the philosophies and wishes of the Owner in the daily overall operations of the apartment community to ensure FPI is meeting the Client objective and expectations.CommunicationMaintain positive, professional and effective communication with applicants, residents, vendors, clients and guests while representing FPI.Keep immediate supervisor informed concerning work progress, including present and potential work problems and suggestions for new or improved ways of addressing such problems.Employee ManagementResponsible for training and onboarding of new leasing team members.Provide support, training, and guidance as needed to all leasing team members.Conduct weekly leasing meetings to ensure property objectives are being met.Set weekly leasing goals and assign tasks according to the marketing plan.Leasing/OccupancyMaintain occupancy levels as established by owner/budget expectations.Exhibit professional leasing techniques.Assist with the completion of the monthly Market Surveys and analysis.Implement advertising and marketing strategies for the apartment community as needed.Exhibit closing ratios in regards to phone and walk-in traffic per FPI policy.Ensure that all online marketing sources are updated (e.g., Craigslist) daily.Promote positive resident/management relations, to retain desirable residents. Place customer need requests and follow up as number one priority.Assist with the implementation of resident retention programs.Ensure the safety, comfort and privacy of all property residents.Ensure move-in orientation is completed consistently with new residents.Revenue ManagementAssist the Community Director with maximizing revenue potential of the property through the management of lease expirations and timely turnover.May assist the Community Director with the management of monthly rent collections and delinquency.May assist in processing vendor invoices.Reporting and Document ManagementMaintain appropriate resident files including forms, leases, documents in accordance with FPI Standard Operating Procedures (SOP).Responsible for the daily integrity and confidentiality of resident files.Ensure that documents and reporting systems are maintained, updated, and organized.May assist in periodic reporting requirements as requested/required e.g., Weekly Reports, Collection/Eviction Files etc.Ensure compliance of Risk Management items through the following of the FPI Standard Operating Procedures.Report timely any/all injuries, illnesses, property damage through the proper reporting channels and forms.React calmly and professionally in emergency, emotional and/or stressful situations.Facility MaintenanceAssist residents with reporting of maintenance needs.Document facility and maintenance needs and ensure timely completion.Ongoing monitoring of the physical asset and identifying concerns with immediate supervisor.Follow up on maintenance requests to promote resident communication and satisfaction.OtherConsistently and fairly enforce community rules and regulations Standard Operating Procedures.Comply with all Fair Housing Laws.Promote a professional image by adhering to FPI Management's Dress Code Policy.Conduct displayed must be of a professional manner when communicating with employees, residents, prospective residents, clients, vendors, and guests while representing FPI Management.Qualifications

• Minimum 2 years' experience in a similar supervisory role, preferably within Residential Property Management. Experience in hospitality, retail, sales or customer service will also be considered.• High School diploma or equivalency certificate required. College degree in a relatable field preferred, but not required.• Valid Driver's License, a good driving record, current motor vehicle insurance which meets State requirements, and an operable vehicle that meets FPI's Driving Standards and Personal Vehicle Use policy.• Must be proficient in speaking, reading, and writing in English.• Strong computer skills (MS Office, Google Apps, property management-related software, email, internet, social media).Skills Required:Basic Computer SkillsCustomer ServiceGoogle DriveGoogle Mail (GMail)Internet UseRealPageYardiAdditional Information
