A Bay Area iconic property is seeking a Senior Property Manager to join its team. This position is a key team member who will be responsible for providing a high-quality operating experience for its current tenants as it plans for and executes upon a phased multiyear redevelopment of its entire campus.The Senior Property Manager is responsible for day-to-day management and operational oversight of a multi-building campus. The Senior Property Manager is responsible for achieving revenue and expense targets in the annual business plan and budget. The Senior Property Manager must have an excellent understanding of financial accounting; proficiency with Excel and Yardi is a plus.Job Summary

The Senior Property Manager is involved in all aspects of day-to-day property management functions of the property, working closely with the General Manager and overseeing an Operations Manager as well as the entire team. The Senior Property Manager is the point of contact for tenants to support and assist with property management issues.Additionally, the Senior Property Manager is responsible for supporting management’s efforts in the implementation of policies, procedures, and programs that will ensure the management and maintenance of the property, in coordination with the current goals and objectives as well as growth and transformational targets.The Senior Property Manager will regularly engage as a Project Manager in developing and executing plans and solutions related to the property. The Senior Property Manager will collaborate with the Real Estate Development team that is executing a phased, multi-year master plan redevelopment. Management of special projects and associated budgets is also required.Essential Duties

Multi-Building Campus management.Engagement with the Real Estate Development team that is implementing the property's multi-phased expansion and rebuild project.Responsible for development and implementation of campus-wide master plan improvements (other than the buildings rebuild).Develop and implement a full cycle commercial property management program and systems.Responsible for project management of assigned projects.Develop and maintain market research of the market’s targeted tenant base.Recommend, develop, and implement industry best practices for commercial property management systems.Prepare annual CAM budget and lead the development of the annual business plan.Approve property expenditures following budgetary and contract guidelines.Oversee cleanliness and safety of the property.Oversee, coordinate, and optimize activities of contract partners as needed and direct ongoing maintenance and necessary repairs.Promote workplace safety.Develop and implement emergency and disaster plans for the market team and overall market.Administer leases, vendor contracts, and other agreements as they relate to the market.Responsible for leasing any/all available space to minimize vacancies.Responsible for all aspects of tenant moves and/or tenant improvements.Ensure timely collection of rents and work directly with tenants in arrears to collect outstanding balances.Ensure tenant compliance with leasing provisions.Negotiate vendor agreements and contracts as needed.Create and maintain long-range capital improvement plans, including budgets and execution schedules.Create and maintain an annual repairs and maintenance schedule in collaboration with the Operations Manager. Ensure execution of Property Manager’s component of the plan.Collaborate with the Operations Manager to ensure that needed repairs are completed in a timely manner.Update and maintain property rules in collaboration with the Operations Manager to ensure tenant compliance.Collaborate with the Operations Manager to develop and implement the operations plan.Collaborate with the accounting group and Audit Committee to evaluate property insurance levels and make recommendations for timely renewals.Develop, implement, and maintain tenant communications collaboratively with team members.Staff liaison to various tenant committees.Manage special projects as necessary.Work extended hours, as necessary to achieve desired results of the property.Qualifications/Requirements

Demonstrated experience in commercial property management, including exposure to significant capital improvement projects and/or tenant improvement projects in a multi-tenanted environment.Demonstrated project management experience.Ability to problem solve as well as work through and develop solutions for complex issues.Effective leadership abilities.Strong interpersonal skills.Strong and effective verbal and written communication skills.Ability to read and interpret financial statements.Sound knowledge of commercial landlord and tenant regulations.Acute understanding of building systems and components.Demonstrated negotiation skills including developing solutions to satisfy involved parties.Highly organized and able to handle multiple projects and priorities.Demonstrated attention to detail and accuracy in performing all job duties.Extensive experience using MS Office (particularly Word and Excel).Proficient with Yardi software required.Must be able to regularly traverse a 25-acre multi-building facility.Compensation
