JOB SUMMARY:

The Executive Vice President (EVP) of Operations and Asset Management will oversee and optimize the operational, asset management, facilities, and marketing functions of our vertically integrated multifamily property management company. This executive role encompasses strategic planning, leadership, and execution to ensure the highest performance and value creation of the company's multifamily portfolio. This position is strictly internal facing, dedicated exclusively to internal operations and asset management.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Strategic Leadership:

Establish a culture of transparency and accountability for all property management employees.

Create and enforce standard operating procedures and best practices to ensure optimization of work product from property management.

Provide strategic recommendations to ensure properties adhere to budgets and operating procedures.

Host routine meetings training and check-ins Regional Managers and Maintenance teams.

Operational Management:

Oversee the day-to-day operations of the multifamily portfolio, ensuring high standards of performance and resident satisfaction.

Develop and manage operational budgets, ensuring cost-effectiveness and financial efficiency.

Implement and maintain standard operating procedures (SOPs) to streamline operations across all properties.

Identify and oversee planning to centralize workforce and effectively reduce onsite headcount.

Establish and lead teams to achieve stabilization of new developments.

Oversee budgeting and financial planning processes, consistently achieving targeted financial objectives.

Manage tax appeal processes to recover assessments.

Lead transactions integration, including full-service due diligence and customized takeovers.

Asset Management:

Monitor and evaluate the performance of the multifamily assets to maximize returns.

Develop and execute value-add strategies, including renovations, repositioning, and other capital improvement projects.

Coordinate with the acquisitions team to integrate new properties into the portfolio seamlessly.

Team Leadership:

Lead, mentor, and develop a high-performing operations and asset management team.

Foster a culture of continuous improvement, innovation, and excellence.

Ensure effective communication and collaboration between the operations, asset management, and other departments.

Financial Oversight:

Analyze financial reports and performance metrics to identify trends and areas for improvement.

Present regular updates and strategic recommendations to the CEO and executive team.

Ensure compliance with financial and regulatory requirements.

Facilities Management:

Oversee the maintenance and facilities management functions, ensuring optimal operation of all physical assets.

Develop and implement a strategic facilities management plan to enhance operational efficiency and reduce costs.

Marketing Management:

Collaborate with the marketing team to develop and implement effective marketing strategies to enhance property value and tenant satisfaction.

Utilize market research and data analysis to identify trends and opportunities for growth.

Potential Expansion Responsibilities:

Human Resources (HR): Oversee HR Operations functions if required, ensuring alignment with company goals and objectives.

Construction: Manage and oversee construction projects and initiatives as needed, ensuring quality and compliance with standards.

EDUCATION/EXPERIENCE:

Bachelor’s degree in Business Administration, Real Estate, Finance, or a related field; MBA or other advanced degree preferred.

Minimum of 10 years of experience in multifamily property management, with at least 5 years in a senior leadership role.

Proven track record of successful operations and asset management in a multifamily real estate environment.

Strong financial acumen and experience with budgeting, forecasting, and financial analysis.

Excellent leadership, communication, and interpersonal skills.

Ability to think strategically and execute tactically.

Strong understanding of property management software and technology.
