Job Description:
The Senior Portfolio Manager will oversee the day-to-day operations of a diverse portfolio consisting of 300-500 single-family homes and multi-family residential buildings. This role involves ensuring optimal property performance, maintaining positive owner relations, and providing superior service to residents.
Full Time
Salary: $65,000-$85,0000 Requirements:
Manage the overall performance of assigned properties, including occupancy levels and on-site staff.
Foster and maintain positive relationships with property owners, addressing individual requests and requirements promptly.
Resolve resident concerns and issues with a high level of service, and manage rent collections, eviction processes, and court hearings as needed.
Develop and implement advertising and marketing strategies, conduct property showings, and oversee the application process.
Conduct regular unit and property inspections, manage turnover processes, and prepare property condition reports.
Oversee and issue maintenance requests, and ensure timely resolution of issues.
Maintain and create resident files, manage invoices and expenses, and perform routine property inspections.
Stay informed about property competition and market conditions affecting leasing and operations.
Be on-call for emergency situations as needed.
Qualifications:
Scattered-site fee management experience with multiple owner clients preferred, with proven supervisory skills.
Excellent communication, organizational, and multitasking abilities.
Proficiency in MS Office (Word and Excel) and at least 2 years of experience with Appfolio software.
Strong understanding of California Landlord-Tenant Law and property management best practices.
Reliable transportation and ability to travel as required.
Valid driver's license and no major violations on record
Willingness to work evenings and weekends as needed.
