POSITION PURPOSE

A Service Division Project Manager handles large, complex projects and is involved with all aspects of Services projects including sales, estimating, contract management, negotiating, project schedule and administration, financial management and closeout. The Senior Project Manager is responsible for five or more projects at any one time and ensures projects are of high quality, delivered on schedule, within budget and in accordance with all regulatory requirements and customer expectations.

PRINCIPAL DUTIES AND AREAS OF RESPONSIBILITIES

Customer Care -

A Service Division Project Manager assists in the development of new business opportunities and strengthens existing customer relationships. The Service Division Project Manager:

Identifies potential new business opportunities by following up on leads, networking and attending industry events.

Works with the HBW Services Sales Professional ensuring client needs are met.

Cultivates existing customer relationships generating repeat business through exemplary customer service, regular client check-ins and entertainment.

Estimating/Sales -

A Service Division Project Manager calculates preliminary job budgets and prepares job bids through interpreting blueprints, performing take-offs and estimating job costs. The Service Division Project Manager:

Performs or oversees all job estimates for the HBW Sales Professional and Services Project Managers as needed.

Works with the client to answer any questions and follows up on outstanding bids.

Reviews all subcontractor bids for thoroughness and accuracy.

Planning/Execution -

After a job is awarded, the Service Project Manager:

Oversees the financial aspects of projects including financial reports review.

Oversees preparation and ensures execution of job contract.

Prepares job budget, develops project schedule, and coordinates material ordering as needed.

Selects the project Foreman, orients the Foreman to the job and works with the Foreman to ensure that the job is executed in accordance with schedule and HBW standards of quality, complying with building codes and regulations.

Negotiates with and selects subcontractors to perform work and drafts subcontracts.

Identifies and tracks all long lead time items on the project critical path.

Proactively anticipates issues to avoid/resolve them.

Meets with Project Managers and Assistant Project Managers weekly to discuss plans for starting and completing jobs including: schedule, staffing, subcontractor selection, materials and job-related issues.

Visits jobsites as needed.

Reviews monthly cost projections and accounts receivable for all active projects and assumes responsibility for the financial management of jobs and meeting jobs' financial goals.

Resolves interpersonal conflicts among project staff, handles errors or delays and responds to crises.

Safety -

The Service Division Project Manager always promotes HBW's safety first goal and:

Understands, promotes, and enforces the

HBW Corporate Safety .

Understands, promotes, and enforces the safety requirements of all authorities having jurisdiction (e.g., OSHA, MOSH, VOSH, EM - 385-1-1).

Obtains First Aid/CPR certifications.

Obtains and maintains OSHA 10 certification.

QUALIFICATIONS

Knowledge, Skills, and Abilities

At least 3 years of experience as a Project Manager in commercial construction, with experience in supervising, scheduling labor.

High school diploma or equivalent required, college degree preferred.

Knowledge of construction industry standards, building codes, equipment, methods, and contracts.

Demonstrated business acumen with strong presentation, communication (verbal and written), problem solving, financial and leadership skills.

Ability to maintain composure, professionalism and objectivity in difficult situations and effectively resolve conflicts.

Proficient in Microsoft Office Suite and Microsoft Project.

Physical Qualifications

Must be able to lift up to 20 lbs.

Must be able to work for 8-10 hours a day.

Must be able to visit and walk project sites.
