As a member of Amazon’s Global Real Estate & Facilities (GREF) team overseeing corporate office space, an Acquisitions Integration Real Estate Manager will be responsible for the management of projects to integrate existing subsidiaries into an Amazon real estate environment. Each situation may require both short- and long-term solutions and will have unique business drivers. The Integration Real Estate Manager will be the GREF main point of contact responsible for assigned subsidiaries from due diligence through integration completion.

Responsibilities

Partner with Amazon existing subsidiary business lines and present opportunities of transitioning into GREF either partially and/or with a full site integration.

Develop project and reporting plans for integration to communicate to regular stakeholders.

Partner with internal service partners to identify workplace solutions required for successful execution of an acquisition’s strategic rationale.

Serve as the face of GREF to business sponsors and acquired leadership.

Ensure business sponsors understand security risks and alternative solutions to enable informed decision making to protect Amazon’s corporate network.

Address roadblocks to ensure optimal customer experience for subsidiaries facing challenges accessing and navigating Amazon’s existing real estate processes and systems.

Create a team playbook for GREF Integrations, mapping end-to-end processes and documenting SOPs.

Lead real estate strategy during subsidiary transition.

Assess the company’s current space(s), including key safety and security risks if occupancy is continued.

Work with legal to understand leases, including potential risks in transferring to Amazon and key non-Amazon-standard terms.

Summarize current support and services for the office space(s) and identify opportunities for GREF to support.

Understand the business goals, anticipated headcount projections (by location) and any unique space needs.

Define real estate integration plans for each site or location and assess project feasibility and strategic space planning needs for each location where an acquisition target has resources.

Evaluate security needs and plan to align to the Amazon security bar.

Advise on real estate integration plans for each site or location.

Strategic Space Planning.

Meet with GREF Strategic Planning to understand local space availability within existing Amazon sites.

Collect/review target floor plans, leases, and property management contracts to assess retrofit feasibility. Review typically includes IT room size, mechanical, power, and security capabilities and options.

Integration Planning.

Advise on short and long-term integration options for each site.

Lead a commute analysis for impacted populations to potential future Amazon sites in proximity to the existing office location(s).

Provide expected per-head allocated costs for existing Amazon subsidiaries to transition.

Security Evaluation.

Evaluate existing security measures and ensure the business is aware of risks.

Define sponsoring business groups expectations for security requirements and outline deliverables in GREF’s integration proposal.

Perform due-diligence site visits with the security team.

Drive the transition of subsidiaries to rely upon GREF lease management and resources until they graduate into being fully managed as part of GREF’s real estate portfolio.

Lead the continuing development and documentation of the integrations program and processes.

BASIC QUALIFICATIONS

A minimum of 10+ years professional experience required - a significant portion of which should demonstrate success in property and facilities or construction projects and building/maintaining relationships with customers.

Demonstrated experience as a leader with 7+ years of management responsibilities.

Bachelor’s degree in a related field.

PREFERRED QUALIFICATIONS

Highly competent with personal computers and productivity software, including Microsoft Outlook, Word, Excel, Project, and SharePoint.

Exceptional communication skills; proven ability to lead cross-functional teams through influence versus direct management; excellent interpersonal skills.

Strong interpersonal skills.

Understanding of sourcing/procurement, building systems and maintenance, vendor management, and customer service.

Comfortable with legal terms and structures for standard commercial contracts.

Proven self-starter who sets aggressive goals and consistently gets results.

Demonstrated ability to think strategically and successfully execute tactically.

Effective resource management and project management skills.
