anticipates and mitigates issues around the site acquisition process. The

Long Haul Facility Deployment Project Manager - Site Acquisition (ILAs)

maintains transparent and effective communications with vendors and stakeholders and reports directly to the Long Haul Implementation Senior Manager.We do require experience with management of Site Acquisition for Long Haul ILAs/Huts.Responsibilities:

Site Acquisition for Long Haul ILA Construction:

Manage the site acquisition process for facility deployments, including creating target site search areas, managing vendors, negotiating terms, facilitating contracts, setting up landowner accounts and payment schedules, gaining necessary approvals, and ensuring landowners are paid per the contract.Work with municipalities and AHJs to meet all local and federal permit requirements.

Project Management - Long Haul:

Create and maintain project budgets and schedules.Update and maintain project trackers and provide internal weekly project readouts.Manage procurement of all facility-related materials and equipment.Oversee the installation of critical infrastructure components, including racks, DC Plant, backup batteries, HVAC units, generators, telemetry equipment, and all related materials.Complete electrical utility forms and facilitate the electrical utility procurement process to obtain electrical design and delivery of power.

Vendor Management (Long Haul):

Manage vendor relationships and ensure timely delivery of services and materials.Manage capital forecasts and large capital projects, including writing purchase requisitions and receiving/reconciling invoices.

Cross-functional Collaboration:

Work cross-functionally with internal groups, including Sales, Outside Plant (OSP), Inside Plant (ISP), Design, Field Operations, and NOC, to deliver and hand off ILA facility projects.Effectively communicate with municipalities and vendors to coordinate Long Haul ILA project scope, schedule work activities, and overcome project obstacles.

Qualifications:

Education:

Bachelor's Degree preferred, preferably in Engineering or a related technical field, or equivalent work experience.Business degree/acumen is a plus.

Experience:

Minimum of 7 years in the telecommunications industry with experience in inside plant, ILAs, real estate, fiber optics, telecommunication architectures, optical transport equipment, and project management.Minimum of 7 years of ISP (ILA) project management and construction management experience, preferably with long haul or large project construction and ILA experience.Familiarity with all types of inside plant construction (ILA) methods and best practices.Experience in managing site acquisition for ILAs. Negotiating land deals, facilitating contracts and managing budgets.Experience managing large capital projects, including writing purchase requisitions and reconciling invoices.Experience with complex permitting situations, including NEPA, Section 106, Tribal, etc., is a plus.Experience with NTIA (or similar) program requirements, such as Davis-Bacon, BABA, and EA, is a plus.

Skills:

Ability to read and interpret construction documents (for ILAs).Demonstrated exceptional problem-solving skills.Ability to communicate technical topics clearly and effectively with both internal and external customers.Proficient with Email, MS Excel (Pivot Tables/Formulas), Word, and Google Earth. Experience with AutoCAD is a plus.Business-minded and able to maintain a commercial focus.
