Responsible for assisting with the operation troubleshooting, diagnostics, housekeeping, and repairs on commercial building systems, vehicles, grounds, and maintenance equipment for assigned properties/facilities.ESSENTIAL DUTIES AND RESPONSIBILITIES:
These include the following but are not limited to the job specifications contained herein. Harbor Group Management Company may require additional duties or job functions that can be performed safely.Assist with troubleshooting and repairs of buildings and installed systems, including HVAC systems, plumbing systems, kitchen equipment, roofs, drains, shops, grounds, etc.Clean, lubricate, and service various pumps, valves, pneumatic controls, and electrical, mechanical, and hydraulic devices.Assist with installation and modification of building equipment and systems.Replace and repair building finishes such as ceiling tiles, door hardware, and wallpaper, and paint walls, piping, floors, and equipment.Troubleshoot, evaluate, and recommend upgrading maintenance operations and/or implementing savings opportunities.Possess competent knowledge of the use and care of tools and equipment used in facility and ground maintenance.Maintain and operate fire and life safety systems such as fire alarm systems, fire pumps, and related fire protection system equipment as assigned.Perform carpentry, when necessary, replace light bulbs, ballasts, and light fixtures.Comply with all applicable codes, regulations, governmental agencies, and Company directives related to building operations and practicing safe work habits.Ability to use smartphones, tablets, computers, web-based applications, and building automation systems.Complete all required Safety Training.Wear a provided uniform while working and maintain a neat and clean appearance on the property.QUALIFICATIONS:
To perform this job successfully, an individual must be able to satisfactorily perform each essential duty. The requirements listed below are representative of the knowledge, skill, and/or ability required. Reasonable accommodations may be made to enable individuals with disabilities to perform essential functions.High School Diploma or GED equivalent.Minimum of two (2) years in a commercial property setting.2 years of technical experience in all aspects of building engineering.Possess a Universal CFC recovery certification and a Boilers License.Have a strong background in the technical aspects of HVAC, plumbing, electrical equipment, repair and maintenance, and overall system design and application.Possess and maintain a valid driver’s license (commercial license may be required) and good driving record with periodic checks.Basic Computing Skills in Outlook, Excel & Word.Sense of Urgency.Multi-Tasking.Flexibility.Initiative.PHYSICAL REQUIREMENTS / WORKING CONDITIONS:
This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machines.
