DUTIES AND RESPONSIBILITIESSupport Critical Facility Operations alongside a highly integrated facilities management and engineering team to assure high infrastructure availability and client satisfaction.Ensure that communication with the engineering and facilities management staff is effective and thorough.Maintain strong partnership with Data Center IT Management (FHE) team to foster collaborative and constructive communication.Maintain and support a Critical Environment Management program reflecting client requirements and industry best practices.Provide Subject Matter Expertise to the regional Critical Facilities and the account to support improvements in reliability, service delivery and problem management as required.Develop and implement operational guidelines and best practices for client's critical environments to be implemented by our Engineering and Facilities Management teams, including MOPs, SOPs, and EOPs.Review Corporate CEM program and implement policies and procedures not already included in the client CEM program.Monitor performance against KPIs including uptime and business interruptions.Work closely with the site team, the Client's Critical Facilities Team, and the Data Center IT Management Team (FHE) to perform effective capacity planning.Monitor preventative maintenance performance across the critical environments, working collaboratively to address issues and ensure completion on schedule. Work with the client, the Engineering Teams, and Facility Managers to prioritize work to ensure uptime.Understand the engineering design and operational aspects of all facility's systems and equipment. Strong emphasis on UPS, SEP, MEP, Emergency Power, FLS systems and raised floor computer environments.Must be able to immediately recognize system shortcomings, respond to operational and emergency situations, and provide technical guidance and direction during real time problem management. Also, must be able to act in a consulting capacity on projects and new design.Work collaboratively with the Energy Management team to develop programs that reduce energy consumption and increase sustainable practices.Provide oversight for Client Critical Facility CMMS for all facilities to assure on time pm completion and adherence to maintenance standards.Provide training and support aimed at expanding the capabilities of the operations and maintenance staff, specific duties include and are not limited to: demonstrating the proper use and care of tools and instruments, giving hands-on instruction in basic maintenance, safety and troubleshooting procedures, recommending relevant outside engineering courses for enrollment and instilling an overall level of professionalism in manner and appearance.Support operations and capital budget development to ensure equipment, systems and critical environment considerations are met.Recommend and estimate facility infrastructure repairs and improvements for inclusion in the annual budget.Drive compliance with JLL and client policy for the safe storage, use and disposal of hazardous materials.Manage and maintain critical systems maintenance contracts. Oversee and schedule vendors and assure they are performing as specified.In conjunction with the Facility Manager and the Chief Engineer, maintain MEP documents and drawings per JLL and client policies procedures, and best practices.Partner with site teams to ensure that staff and vendors working in the Critical Environment space are properly trained and familiar with all critical environment practices and guidelines.Review monthly engineering staff training reports that are submitted to the client to meet client compliance requirements.Inspect Facilities on an ongoing basis to determine effectiveness of operations and maintenance programs, personnel and equipment.Assure the Change Request (CFCR) notification and Incident Reporting (CFIR) processes are administered to client standards.Team with the account's Regional Engineering Managers in the sharing of new ideas, methods and processes which support the goals and financial objectives of the Client and provide the highest standard of professionalism, accountability and reliability in support of operational and business objectives.Participate in local professional trade organizations and training programs in order to stay current with technological trends of the industry.Provide technical support to Facility and Engineering staff on building-related issues or challenges.Manage portfolio Risk Register for equipment or processes that could impact the building and the tenants if not replaced or updated.Provide oversight for critical spare parts inventories in compliance with JLL and Client policy.Provide training for the inventory module within the Client's Critical Facility CMMS.Perform other duties as required to meet clients' objectives and act in other capacities when required.MINIMUM REQUIREMENTSExtensive mechanical, electrical, plumbing and fire suppression system knowledge of commercial/critical facilities required.10+ years in Critical Facility/Data Center Operations required.Experience supporting financial clients preferred.Bachelor's Degree in mechanical or electrical engineering preferred.Ability to read and understand complex system drawings including Electrical One-Line Diagrams and Mechanical Riser Diagrams.Good interpersonal skills, ability to communicate well in both oral and written reports.Must have in depth knowledge and experience with critical systems such as emergency/stand-by generators, automatic transfer switches, uninterruptible power systems, power distribution units, battery systems, and other typical Data Center Infrastructure.Must be proficient in basic computer applications and software such as MS Office, Excel, E-Mail etc.
