Overview:This Real Estate Asset Manager position is responsible for overseeing the portfolio of properties consisting of apartments, industrial, and retail located in WA, OR, and AZ. Companies include the pass-through entities used to develop and manage existing, under-construction, and future real estate assets. The Asset Manager will be an integral part of the IDM team and will collaborate closely with the leadership to ensure ROI is maximized on all assets and investments.
Duties/Responsibilities:
Create and implement an asset management platform
Develop and implement best practices for evaluating asset performance including detailed revenue and expense review (variance analysis)
Review monthly property financial statements, property operating budgets, capex budgets, and tax compliance
Monitor Financial Key Performance metrics
Monitor Operating Key Performance metrics, including net operating income, cash flow, rent metrics, bad debt/loss, expense ratios, retention, traffic/leads, etc.
Lead the preparation and delivery of monthly, quarterly and annual reports on portfolio and property financial and operating performance.
Provide quarterly and annual reporting to property owners and investors
Develop Asset Value Maximization strategies to identify opportunities for efficiency improvement and economies of scale across the portfolio
Implement a benchmarking system to measure the performance of each asset relative to its peers within the IDM portfolio, as well as against external, non-IDM managed communities.
Assess capital expenditures by property, develop a long-term capex plan for the portfolio that corresponds to established company and/or portfolio strategy.
Assist in refinancing strategies, renovation planning, cap ex budgets, property sales, and 1031 strategies.
Stay up to date on market, industry, and real estate trends and advise on new real estate projects
Other duties as assigned.
Required Skills/Abilities:
A minimum of 10 years of experience in asset management, specifically multifamily and industrial.
Bachelor’s degree in real estate, Management, Finance, Business Administration, or a related field.
Masters Degree or MBA preferred but not required.
Strong analytical skills, financial modeling, and valuation techniques – strong in investment analysis.
Strategic thinker with a proactive approach to problem-solving and decision-making.
Strong financial and business acumen.
High-level presentation, written, and verbal communication skills.
Ability to multi-task and prioritize tasks to ensure goals and time frames are met.
Must reside in Arizona and be able to work in the IDM Scottsdale Corporate Office.
Ability to travel as needed, up to 25% of the time.
