Job Summary

The Assistant Director of Campus Infrastructure/Chief Building Engineer leads the Campus HVAC/MEP team consisting of internal technicians and third-party vendors. This position would be responsible for QA/QC of service repairs/projects performed by HVAC contractors.

Assists the Director of Campus Infrastructure & Maintenance in the management and operation of assigned facilities in accordance with the standards and procedures of Georgia Gwinnett College.

This position is responsible for planning and coordinating the daily operations to provide a functional and comfortable environment for students, staff, Residence Life, and visitors at all associated GGC buildings, to protect and improve the value of the college's assets and to ensure that building machinery and systems meet or exceed their rated life.

Functional areas include but are not limited to: Central Energy Plant Operations, HVAC Systems Maintenance and Repair, Building Automation Systems, Energy Utilization and Conservation, Project Development, and utility corridors.

Additionally, this position is expected to have a comprehensive and detailed knowledge of codes, laws and regulations pertaining to the operation of the physical campus and be able to implement and supervise activities regarding the reduction of liability to college.

Responsibilities

25% - Oversees the maintenance and continuous operation of all MEP building systems including mechanical (HVAC, plumbing, DDC controls) electrical (lighting, UPS, PDU, generators, primary switch gear), lighting and temperature controls systems, critical environments, and light construction utilizing staff and outside vendors as necessary.

25% - Oversees a team of GGC technicians to include responsibility for hiring, scheduling, and performance management. Oversees the work of third-party contractors including but not limited to corrective maintenance, preventative maintenance, and projects. Has after hours on-call responsibilities/delegation concerning campus MEP.

20% - Oversees vendor services and products related to plant operations and monitors their performance to ensure adherence to contractual provisions, job schedules, and regulatory specifications. Conducts inspection tours of the physical campus, related equipment, and emergency systems to ensure the efficient and uninterrupted operation of the facility.

5% - Identifies the maintenance objectives of the campus and incorporates those objectives into a documented plan that includes preventive, predictive and reactive maintenance procedures.

5% - Maintains all MEP infrastructure and compliance documentation for the physical campus including up-to-date building drawings as well as documentation mandated for the purpose of maintaining regulatory compliance with Federal, State or Local law. Responsible for notifying any discrepancies to the Director of Campus Infrastructure & Maintenance.

5% - Ensures all legally required licenses and operating permits are obtained and maintained and that local, state, and federal regulations are followed.

5% - Monitors operational programs, assuring that buildings are maintained in a safe and operationally effective condition.

5% - Responsible for keeping records of buildings rounds and readings, all engineering logs and engineering data sheets.

5% - Performs other duties as assigned.

Required Qualifications

2 Year / Associate Degree

5 or more years of industry experience in facility management/building maintenance, and/or engineering design

1 or more years of supervisory experience (project or people)

Apprenticeship certificate or military experience in a related field can be considered in lieu of education

Possess EPA 608 Certification or ability to obtain within 1st year of employment.

Preferred Qualifications

4 Year / Bachelor's Degree

Experience with design and/or construction of State of Georgia higher education projects.

Ten (10) plus years of project design/engineering and/or construction/facility management

Extensive building systems knowledge with High Rise/Multi-property systems, CMMS, BMS and controls

Experience as Owner¿s Representative highly desirable.

Possess a boiler operation and/or stationary engineering license.

Knowledge, Skills, & Abilities

HVAC controls and sequence of operation schematics

Troubleshooting of electric actuators and chilled water valves

Reading and understanding of HVAC equipment schematics and sequences of operations

Centrifugal chiller and condensing boiler knowledge

Extensive building systems knowledge

Demonstrated ability to knowledgeably direct skilled trades such as, but not restricted to: building engineers, electricians, plumbers-pipe fitters, HVAC and BMS Controls technicians

Demonstrated excellent verbal and written communication skills.

Demonstrated strong computer skills.

Demonstrated ability to meet deadlines and exhibit attention to detail. Demonstrated ability to direct work of contractors, vendors, and consultants in a professional manner.

Ability to obtain a boiler operator certification.

Scheduling and troubleshooting of DDC controls software, ALC and Control Concepts system knowledge a plus.
