Overview:The Senior Manager Accounting Transitions is responsible for supporting the process of transitioning hotels to and from Davidson management. They will develop all processes, ensure the allocation of sufficient resources, coordinate with other departments, and be the primary leader responsible for carrying out all hotel transitions from a Hotel Accounting perspective.

The Senior Manager Accounting Transitions will report to the designated Finance & Accounting leader.

Responsibilities:Transition ManagementActively work alongside the Corporate Senior Director of Openings & Transitions, the rest of the Davidson Transition team, senior Finance & Accounting leadership, Regional Vice President Hotel Finance/Regional Directors of Finance (RVPF/RDOF), and other team members, ensuring timely, accurate, and complete transition processes.

Pre-Transition Preparation

Monitor new property, or property exit announcements and begin the Accounting-related processes for intake or exit.

Obtain required information from outgoing ownership/management and key Davidson departments, needed to properly set up Davidson’s books and financial management (e.g., W-9s, General Ledger History, Bank Accounts, MIDs, copies of relevant portions of any PSA, etc.).

Convert legacy financial history by mapping to Davidson’s Chart of Accounts and load it into M3 and ProfitSword.

Customize the Hotel Accounting section of the Transition Checklist based on all available information.

Transition Day(s)

Actively work with the RVPF/RDOF and/or hotel Director of Finance/Controller (if applicable) in preparing any proration calculations, as put forth in the Purchase and Sale Agreement (PSA).

Take the leading role in directing and participating in the activities of the Transition date as outlined in the Transition Checklist and pre-transition notes (e.g., cash counts, house bank issuance, system changes, transitional inventories, transition of credit cards, MIDs configured into card readers, depository banking changes, etc.).

Instruct the hotel Accounting team on the proper segmentation of Transition expenses.

Post-Transition Period

Provide training to the incoming Director of Finance/Controller utilizing the Onboarding Checklist.

Provide training to the entire hotel accounting team for key Davidson processes, including specifically the first month-end close. Assist them in getting caught up on projects, and the daily work.

Complete mapping the Income Journal to the Davidson Chart of Accounts and ensure that it is capturing all activity. Based on analysis of departments and accounts used, update the hotel’s specific Chart as needed.

Conduct a final review of the Transition Checklist, sign off all items as complete, and forward to appropriate team members.

Prior to leaving property, conduct a formalized pass-off with the RVPF/RDOF, noting areas to be completed/followed-up on, including updating the DOF/Controller’s Onboarding Checklist, providing observations on accounting processes and team member performance, note in detail open projects related to credit card transfers, banking transition, regulatory issues, agree on any ongoing assistance needed, etc.

Update the Transition Budget for actual spending and forward it to the Corporate Senior Director of Openings & Transitions.

Other DutiesIn the absence of specifically transition-related assignments, the Senior Manager Accounting Transitions will participate in other activities of the Finance & Accounting department, including supporting hotels that require assistance, working on projects, or in other areas as needed.

Qualifications:

Degree from a four-year college preferred, preferably with a concentration in accounting.

Five years or more of related experience in the hospitality industry.

Knowledge of accounts payable, accounts receivable, income audit, payroll, double-entry accounting (debits and credits), accruals, financial statement preparation, balance sheet reconciliations, ownership reporting, forecasting/budgeting, critical accounting systems, hotel internal control processes, and team management.

Experience working with cross-discipline teams in a project environment.

Experience training entry-level team members with different skill sets and levels of experience, and as well as new hires.

Strong oral and written communication skills.

Proficient in Microsoft Office applications.

Knowledge of Generally Accepted Accounting Principles (GAAP), and the Universal System of Accountings Lodging Industry (USALI).

This is a high-volume travel role.

The team member must be prepared to travel as needed (often on a weekly basis), with travel arranged so that it allows sufficient time to complete the assignment.
