About the Company:A growing and reputable Single Family Rental company is seeking a highly motivated, positive individual with excellent leadership, organizational and communication skills, that can lead the marketing strategies and leasing team. This is a hands-on position, and the successful candidate must be fully engaged and willing to roll up their sleeves. This role will be responsible for all day-to-day aspects of the leasing activities pertaining to the creation and execution of regional-specific sales strategies including rent and renewal pricing, creating a seamless application, lease signing, move-in process, and resident acquisition and retention. This individual will oversee a team of 8-9 in house team members and 10-12 offshore resources as well as maintaining the Company’s key third party vendor relationships. The successful candidate must be a strong leader with experience overseeing a team, detail-oriented, capable of managing multiple work streams simultaneously, as well as putting processes in place to ensure accuracy, efficiency and scale. In this role, the candidate will work cross-functionally with the acquisitions, property management, and finance/accounting teams and must be able to communicate professionally and effectively with all personality types. The candidate must possess strong marketing, analytical, presentation and writing skills. This is a position with significant growth potential throughout the organization along with visibility to private equity ownership groups and external lenders.Responsibilities:Manage all Leasing activities to maximize lead to lease conversion rate.Implement new, and enhance existing, processes and procedures to help further scale the business and improve leasing and renewal rates.Create region-specific leasing strategies, including SEM, SEO and social media campaigns, and developing local broker networks as needed.Track and analyze market-specific and competitor pricing trends to determine appropriate rental pricing for each home.Work with acquisitions and construction team to ensure property meets neighborhood standards in order to maximize rental income for each individual property.Develop resident retention practices and strategies.Promote a positive work environment through training and mentorship of direct reports in order to develop team and achieve performance goals.Assist in developing applicant/resident friendly layout and content for Company website.Maintain Service Level Agreements through effectively managing call performance and lead management efforts to maximize revenue growth (specific metrics may be adjusted based on portfolio performance).Lead Leasing team in conducting quality conversations with prospective residents in all interactions, whether over the phone, text or email to increase lead conversion.Communicate regularly with the Company’s third-party vendors to ensure quality of services are meeting expectations and are aligned with Company strategy.Maintain and ensure accurate and timely reporting to the Company’s senior management and ownership groups.Qualifications:Minimum 7 years of relevant experience in the national residential real estate industry. Single Family Rental experience a plus but not required.Minimum of 3 years of management and supervisory experience with a track record of building a successful team.Demonstrated track record of marketing and leasing nation-wide residential units successfully.Experience with Yardi Voyager/RentCafe highly preferred but not required.Prior experience with SEM, SEO, and social media marketing campaigns.Experience tracking and analyzing regional pricing trends.Knowledge of national Housing Assistance Programs (Section 8) is a plus.A good command of Microsoft Excel is a must, advanced knowledge is a plus.Detail-oriented, ability to multi-task.Self-starter who is willing “do what it takes” to hit goals and meet deadlines.Outstanding communication skills, both verbal and written, and can comfortably interact with an array of personalities. Candidate must have the ability to develop a broad array of relationships among vendors, brokers, and senior management.Ability to prioritize, plan, organize, and coordinate work assignments, and simultaneously coordinate multiple tasks.Able to apply common sense, demonstrates logical and systematic thinking skills, and be adaptable to change and take ownership.Seniority level:
