is seeking a dedicated

Property Manager

to oversee the daily operations of our properties, ensuring a high level of tenant satisfaction and optimal property performance. This role involves managing all aspects of property management, from tenant relations and lease administration to maintenance coordination and budget management. The successful candidate will possess strong leadership skills, a keen attention to detail, and a commitment to providing exceptional service. We have a number of new construction projects that need to have the General Contractor overseen and managed. This is a fast-paced company with massive growth in our real estate portfolio. The role will be working directly with our development team that brings new projects forward to our larger company, Larson Capital Management, to pull in outside investors and manage through their team on larger projects.

Job Responsibilities

Oversee and manage all aspects of real estate properties, including residential, commercial, or industrial spaces. Most projects will have local contacts that must be maintained and projects range between $5-50M in the asset classes of MF and nightly rentals mostly.

Ensure timely collection of rent and other fees from tenants.

Develop and enforce property policies and standards to maintain property value and ensure compliance with legal regulations.

Coordinate maintenance and repair work and supervise contractors to ensure quality and timely completion of projects.

Prepare and manage the annual property budget, including forecasting and variance analysis.

Conduct regular property inspections to assess condition and identify necessary repairs or improvements.

Handle tenant inquiries and complaints promptly and professionally to maintain high levels of tenant satisfaction.

Negotiate and manage lease agreements with tenants, ensuring clarity of terms and adherence to property regulations.

Market vacant properties to prospective tenants through advertising, property showings, and networking.

Ensure all property records are maintained accurately, including lease agreements, tenant contact information, and financial transactions.

Implement effective rent collection procedures to minimize arrears and bad debts.

Coordinate with legal counsel to address and resolve legal issues or disputes involving the property or tenants.

Prepare regular reports on property performance, financial status, and occupancy for stakeholders or property owners.

Develop and maintain positive relationships with tenants, vendors, and local community organizations.

Monitor local market conditions and trends to recommend strategies for ownership.

Oversee General Contractor and ensure timely delivery of new construction product.

Coordinate with banks for draws necessary for project.

Job Requirements

Bachelor's degree, Real Estate, or related field; or equivalent experience desired.

Minimum of 3 years of property management experience.

Knowledge of local, state, and federal property management laws and regulations, including fair housing laws.

Proficiency in property management software (e.g., Yardi, AppFolio).

Strong financial acumen with experience in budgeting, financial reporting, and expense management.

Demonstrated leadership skills and experience managing a team.

Excellent organizational and time-management abilities.

Superior customer service skills and a commitment to providing a high level of tenant satisfaction.

Strong communication and interpersonal skills to effectively interact with tenants, vendors, and staff.

Ability to negotiate and manage contracts and service agreements.

Experience with marketing and leasing strategies to maximize occupancy and rental rates.

Capability to handle emergency situations and pressure with poise and diligence.

Detail-oriented with an ability to oversee multiple properties simultaneously.

Available to respond to emergencies, tenant concerns, and other issues as necessary outside of normal business hours.

Valid driver's license and reliable transportation.

Professional certification (e.g., CPM, RMP) is preferred but not required.
