This role will involve managing the preconstruction phase of commercial siding projects, from initial cost estimation to project planning. The ideal candidate will be responsible for accurately estimating costs, analyzing project specifications, and working closely with clients and the project management team to ensure the successful execution of each project.Who we are: A&N Construction LLC is a small, but rapidly growing family oriented company that specializes in commercial exteriors in the DMV area. At A&N Construction, we strive to be a reliable partner in the commercial construction industry, known for our commitment to quality and client satisfaction.Responsibilities include but are not limited to:Develop detailed and accurate cost estimates for commercial siding projects, including materials, labor, and equipment.Review project plans, specifications, and related documents to understand project scope and requirements.Prepare comprehensive bid proposals and coordinate the bid process with clients, subcontractors, and suppliers.Collaborate with project managers, architects, and engineers to ensure project alignment with company standards and client expectations.Participate in preconstruction meetings, ensuring a clear understanding of project goals, timelines, and cost controls.Identify potential cost-saving opportunities and risk factors in the preconstruction phase.Prepare and/or manage all pre construction documentation, including take-offs, pricing breakdowns, supplier quotes, submittals, and shop drawings.Provide guidance and support in the negotiation of contracts, scopes of work, and project schedules.Purchase/order materials based on approved submittals in concert with the field team.Maintain up-to-date knowledge of industry trends, materials, and pricing to ensure competitive and accurate estimates.Assist with the handoff process from estimation to project management, ensuring a smooth transition and clear communication.The ideal candidate should possess:Minimum of 3-5 years (preferred) of experience in construction estimating, preferably in commercial siding or a related field.Strong knowledge of commercial siding materials, installation techniques, and construction methods.Proficiency in estimating software and Microsoft Office Suite (Excel, Word, etc.).Excellent analytical, mathematical, and organizational skills.Ability to read and interpret blueprints, specifications, and project documents.Strong communication and negotiation skills for interacting with clients, subcontractors, and team members.Attention to detail and a commitment to accuracy and precision in all tasks.Ability to manage multiple projects and deadlines simultaneously.Bachelor's degree in Construction Management, Engineering, or a related field is preferred, but not required.Benefits:Paid Time OffCareer Growth OpportunitiesPerformance or Annual BonusesCompany Vehicle Mileage ReimbursementSchedule:Full TimeMonday to FridayWork Location:Glenwood, MDApply today to contribute your expertise in estimating and preconstruction to the success of A&N Construction LLC's commercial siding projects!We foster a family-like environment where every employee is valued.
