Senior Property Manager

to join our regional office located in Los Angeles, California. This person will be responsible for the management and oversight for the operations and maintenance of their assigned properties within a portfolio. Currently, these properties may include managing properties anywhere between Santa Barbara and Northern Orange County. This position will have direct oversight for daily vendor management and directing vendor repairs and property improvements. In addition, this position exercises independent judgment and discretion regarding the management of his/her assigned properties and reports to the Regional Property Manager.What You’ll Be Doing:

Responsible for the fiscal management of the properties in assigned area (i.e., maintenance of A/R and A/P, operating expense control, completion of budgeted items for Capital Improvement Program and assistance in preparing budgets, monthly and annual financial reports).Responsible for the management of properties’ physical performance (i.e. bidding contracts, inspections, signage approval, etc).Responsible for the management of relationships with tenants and vendors (i.e. addresses and follows up with tenant complaints via inspections, phone, correspondence and email and monitors vendors).Responsible for operation issues such as tenant transition, processing rent relief requests, collections, assignment recommendations, approved modifications, etc.Coordinate tenant improvements and various construction-related activities at the various centers.Work on special projects/ongoing initiatives according to current business needs, with a focus on generating ancillary income and sustainable best-in-class business practices.Are You Qualified?

Bachelor’s degree in Business Administration, Finance, Accounting, or related field required. 9+ years of experience will be considered in lieu of Bachelor’s degree.Member of ICSC and regularly attends local events preferred.5 to 8 years operational experience in the real estate industry.Experience managing retail properties (e.g. shopping centers, malls) strongly preferred.Previous experience in real estate/property management and/or accounting required (7-10 years).Quantitative and analytical skills and an attention to detail.Basic knowledge of GAAP, retail leasing industry, and contract terminology.Intermediate level proficiency with current Microsoft Office software, email, and internet research functionality.Ability to quickly learn and use new programs (software such as Nexus, JD Edwards, Engie, etc.).Working knowledge of JD Edwards or other accounting software preferred.Excellent oral and written communication skills.Priority setting, decisiveness, organization, and time-management skills.Trust and integrity.Problem-solving skills.Negotiation and sales skills.A Little Bit About Us:We own and operate premier shopping centers in suburban neighborhoods in the top cities and markets across the country. The Los Angeles hiring salary range for the Senior Property Manager position is between $111,000 to $121,000 annually. The base salary is just one component of the total rewards package offered to our employees, including eligibility for a 15% target bonus opportunity.
