JOB DESCRIPTION: DIRECTOR OF FACILITIES

CLASSIFICATION: FULL TIME; EXEMPT

SUPERVISOR: EXECUTIVE DIRECTOR

The Foundation of Shalom Park (FSP) is a 54-acre campus, non-profit foundation whose mission is to manage Shalom Park facilities and resources on behalf of a multi-institution Jewish Community. FSP exists to create a safe and healthy environment for all.

GENERAL STATEMENT

The Director of Facilities is responsible for overseeing all aspects of real estate. This position leads a team of professionals who carry out the day-to-day operations, ensuring the physical aspects for 300,000 square feet of office, event, and fitness center (with pools and tennis courts) and education spaces, maintenance, event coordination, custodial concerns, and landscaping are safe and functional. The Director of Facilities is responsible for interior and exterior maintenance.

ESSENTIAL FUNCTIONS :

The Director of Facilities will assist the Executive Director in establishing and planning strategies for real estate and facilities management that balances total cost of ownership with the needs of the community.

Acts as a liaison with the City of Charlotte to accomplish strategic goals.

This position will cultivate relationships with partners on Shalom Park, Committee Members, staff, vendors, and contractors.

The Director of Facilities oversees and negotiates contracts, prepares budgets, anticipates and manages risk assessments, negotiates and renews lease agreements, and is responsible for the safety and proper functionality of facilities, grounds, and equipment of FSP.

The DOF works independently setting goals and objectives while working collaboratively with all stakeholders.

The DOF ensures staff are aligned with our mission and vision and work together to successfully achieve goals that are aligned with our strategic objectives.

PRIMARY RESPONSIBILITIES :

Drive execution of key projects, anticipate and mitigate risks.

Serve as Project Owner on major capital projects and communicate progress to key stakeholders in a consistent manner.

Manage the forecasting, prioritization, and capital expenses approval process for all real estate projects.

Recommend updates to facility layouts that support a more collaborative and productive environment.

Cultivate and sustain close, collaborative relationships with partner agencies to ensure goals and objectives are aligned with the strategic plan of FSP.

Negotiate a wide variety of real estate transactions such as new leases, renewals, amendments, and subleases including drafting and preparation of agreement and related documents.

Monitor key/critical dates such as renewal and termination options.

Negotiate contracts with service providers and facility inspections.

Lead development of a yearly budget in partnership with the Executive Director and Director of Finance and Administration; assure adherence to the budget and established financial performance markers.

Develop a strong working relationship with vendors, general contractors, architects, sub-contractors, and service providers.

Serve as liaison to the Building, Property and Grounds, Architectural Committee, and Executive Committee meetings as ex officio; partner with the chairs to develop agendas and ensure appropriate supporting materials are prepared for meetings.

Actively coach and develop team to meet goals and perform tasks efficiently at a high level.

Ensure adherence to HR policies and in coordination with the Facility Manager prepare/oversee annual performance plans and staff reviews.

Oversee the upkeep, maintenance, and safety of the 54-acre multi-use facility, including maintenance, custodial, and multiple outdoor spaces.

Maintain a professional, active presence at FSP functions.

QUALIFICATIONS :

Minimum of five years of senior management experience involving facilities management, finance, and administration.

Bachelor’s degree in business, Real Estate, or another qualitative field preferred.

Strong understanding and competency in negotiating different types of leases.

Ability to determine fair market rate to be used in negotiations and analysis.

Capable of creating Capital budgets on an annual and per project basis.

Working knowledge of architectural, electrical, plumbing, and mechanical systems.

Capable of analyzing quotes for mechanical, electrical, lighting, plumbing, roofing, asphalt, concrete, and general facility repairs to determine the appropriate solution and the best value.

Capable of writing scope of work for major projects.

Provide project management for large capital projects.

Understanding of signage, including use of materials, permitting, etc.

Familiarity with Material Safety Data Sheets (MSDS).

General understanding of property and liability insurance.

Sound business acumen with proven ability to manage resources, both human and financial, to minimize risks and reduce costs.

Proven ability to (1) develop and implement strategic plans, (2) understand financial strategies and performance metrics, (3) build strong, collaborative relationships, and (4) create clear internal and external communications.

Effective communication and interaction with management team, partners, subordinates, vendors, or contractors, sufficient to exchange or convey information and to give and receive work direction.

Ability to read blueprints.

Expertise with hiring, coaching, and performance management.

Able to perform light physical work; lifting, pushing, or pulling objects up to 50 pounds.

PHYSICAL WORK REQUIREMENTS

Onsite and in person.

Ability to work on a regular and consistent basis (40-hour work week); possible weekend and holiday work.

Standing, walking, and climbing required.

Ability to lift and/or move up to 50 pounds.

Maintain professional appearance.

$115,000.00 - $130,000.00 per year
