Job description: As a Program Architect, you will work with project teams in a dynamic, rapid-growth work environment with bright and talented engineers, architects, designers, builders, crafters, and manufacturers to improve and deploy a prototype building program and to build an alternative to the traditional construction industry. From desk to factory floor to job sites and client meetings, you will be challenged to develop your skills in a new field, taking a critical role in project delivery via the DMC methodology

Responsibilities

Oversee all aspects of civil construction, including planning, preconstruction, and construction execution. The projects typically have shorter on-site timelines compared to conventional healthcare projects, making proper up-front planning and preconstruction crucial to success. This role is vital due to the fast-paced nature of these projects.

Directly manage Project Superintendents during the civil portion of their projects. The period from mobilization until the “set” of manufactured modules on the project site is particularly critical.

Manage preconstruction and subcontractor market pricing for civil scopes of work, which includes:

Collaborating with the Design Team and Civil consultants to establish a cost-effective Civil design early in the process.

Working with Civil Subcontractors to develop cost-effective construction methodologies.

Managing individuals responsible for civil bids and pricing.

Developing comprehensive and thoughtful Civil scopes of work.

Extend consideration, courtesy, and respect to project staff, subcontractors, suppliers, and customers.

Demonstrate and communicate a consistent and clear approach to problem-solving.

Ensure goals for safety, quality, scheduling, training, and profitability are met for each project.

Understand and ensure compliance with contractual terms and conditions in both owner contracts and subcontracts.

Render decisions and/or take appropriate actions based on contractual obligations.

Monitor the purchasing of materials, subcontracts, equipment, and services for projects, ensuring optimal savings while maintaining safety, quality, scheduling, training, and profitability standards.

Ensure project staff aligns with the company's vision and mission statement.

Supervise project managers, assistant project managers, and support personnel, including evaluating staff in accordance with performance review policies.

Operate within budgetary limitations and requirements.

Visit project sites as necessary, but at a minimum of two-week intervals.

Ensure that project staff issues change orders to subcontractors and customers in accordance with work procedures.

Document and communicate any project delays to pertinent parties, including producing timely notices and documentation to justify schedule extensions or modifications.

Proven experience in developing aggressive schedules for projects with variables such as project type, area, and seasonal start dates.

Supervise multiple team members and manage numerous subcontractors as needed.

Qualifications

Minimum of seven years of continuous profit and loss accountability on multiple projects.

At least five years of experience managing all disciplines for design/build projects.

Experience in various contracting methods, including lump sum, GMP, cost-plus construction management, and fee-based construction.

Understanding of legal aspects and implications of contractual language.

Technical knowledge of engineering and design disciplines to serve as the primary point of contact in initial Civil discussions with customers.

Thorough knowledge of costs and fees associated with various engineering and design disciplines and services.

Ability to mentor and/or train project staff, including project managers, superintendents, and assistant project managers.

Basic computer skills, including proficiency in word processing, spreadsheets, and email applications.

Working knowledge of scheduling and/or estimating applications.
