Senior Project Manager

POSITION OBJECTIVE: The Senior Project Manager plans, leads and directs construction management for all assigned projects from inception to completion. The Senior Project Manager is an integral part of the team ensuring projects are delivered on time and meet FCL standards.

DUTIES AND RESPONSIBILITIES

  • Responsible for managing the construction and activities associated with the operations of a commercial construction project in conjunction with the Project Superintendent.
  • Bringing the project to completion on schedule, within budget, and per the project specifications.
  • Recognize the importance of quality work and ensure that it is delivered.
  • Responsible for change request process- Evaluates and recommends owner approvals for construction change orders.
  • Adhere to all safety, quality, and SWPPP control policies.
  • Collaborate with the project team in preparing a construction schedule.
  • Develop and strengthen client relations.
  • Accurately estimate projects from conceptual through construction documents.
  • Negotiate, award, write and enforce contracts.
  • Review with Superintendent project costs to ensure project is kept within budget.
  • Ensure compliance with bond and insurance requirements.
  • Maintain subcontractor relations.
  • Perform additional assignments per client or management direction.
  • Mentor and supervise Project Engineer/Project.
  • Management staff assigned to the project team.


Maintain Profit and Schedule:
  • Participate in monthly review process utilizing company construction software.
  • Responsible for all aspects of the construction project (scheduling, pre-construction meetings, subcontract execution, submittals, material delivery, RFI's, change orders, cash flow, and start-up/close-out items). Prepare client status report.
  • Establish and maintain an effective pay process for each project with the following objectives:
  • Maintain a positive cash flow and timely payment by all parties.
  • Define, review and manage the owner pay application process throughout the project.
  • Communicate with subcontractors to ensure the accuracy and timeliness of all subcontractors pay applications, submittals, approvals, and payments.
  • Coordinate with Project Accountant to facilitate monthly owner billings.
  • Utilize the scheduling and planning module of Microsoft Project.
  • Ensure projects are on track and meet contractual obligations. (Prepare updates weekly and monthly)


Planning/Coordination:
  • Develop a long-term plan and schedule to meet the contract completion date.
  • Work with Project Superintendent to conduct pre-construction meetings.
  • Review all contract documents for potential conflicts or interpretation issues.
  • Review design documents for compliance to specifications and contract
  • Review all project plans, scopes, submittals and shop drawings for specification compliance and design/constructability issues.
  • Prepare Invitations to Bid (ITBs) and solicit competitive trade proposals.
  • Work with Superintendent to facilitate the project construction process.
  • Review submittal to city to obtain permits, final approval or certificate of occupancy prior to completion date.
  • Assist Project Administrator with collection of Warranty and O&M documentation.
  • Attend weekly subcontractor field coordination meetings as required. Assist in preparation of
    meeting minutes and ensure Project Admin staff documents and forwards to all project participants.
  • Coordinate/attend weekly Owner/Client meetings/conference calls as required.
  • Assist in preparation of meeting minutes and ensure Project Admin staff documents and forwards to all project participants.
  • Coordinate substantial completion documentation, including punch-list preparation, commissioning and owner training.


Mentor/Training
  • Identify PM training needs.
  • Conduct training sessions regarding skills required for successful planning, execution, and delivery of Design Build projects while serving as a mentor to PE or PM staff assigned to a project.


Quality of Construction/ Problem Solving/ Relationships
  • Responsible for the quality completion of projects safely, on schedule and with the allocated budget.
  • Understands the business need for each project and proposes solutions in line with the principles of FCL.
  • Demonstrate an understanding of the quality control requirements of each project.
  • Coordinate productive pre-construction meetings (general, city and mini-construction meetings) to review inspections, communicate requirements and manage expectations.
  • Perform regular jobsite visits.
  • Ensure accuracy during submittal process to ensure timely approvals. Maintain an accurate and
    updated material delivery log.
  • Responsible for Change Order Process, making sure all change requests are approved by the owner and incorporated into the owner change orders as well as the subcontractor change orders.
  • Ensure proper document control and record keeping. Complete and retain all required project documentation in Viewpoint. Coordinate with Project Administrator.
  • Establish and maintain a proactive approach to avoid potential project issues.
  • Effectively problem solve issues by analyzing all aspects of a situation to reach final solutions.
  • Work with the production team and owner to establish and/or maintain a healthy working relationship by clarifying owner needs, frequent communication and timely problem solving.
  • Build professional relationships with all team members by acting with the highest level of ethics and integrity.
  • Network with other professionals in the industry to assist in maintaining the reputation of FCL.

EDUCATION, EXPERIENCE AND SKILLS
  • Bachelor's degree in Construction Management, Civil Engineering or related field.
  • Six plus years working as a Project Manager or equivalent position.
  • OSHA 30 Hour
  • SWPPP Training
  • LEED Certification if applicable


PHYSICAL REQUIREMENTS

PHYSICAL DEMANDS/REQUIREMENTS:
  • Mobility on and around construction sites and inside the office.
  • Works in inclement weather/high noise level at times during site visits.
  • Work at a desk or computer screen with keyboard for extended periods of time.
  • Frequently communicates with co-workers and outside parties regarding daily project needs and expectations. Must be able to exchange accurate information.
