Stanford Shopping CenterPRIMARY PURPOSE:This position is responsible for managing aspects of entitlements for proposed new retail and/or mixed-use retail focused real estate redevelopment and expansion projects within the Simon portfolio. We are continuously evaluating our portfolio to enhance the Simon experience—places where people choose to shop and retailers want to be. And for strategic locations, places where people also work, live, stay and play in mixed-use experiences. This is an opportunity to be part of an effort to evolve our “best in class” regional shopping malls into the next generation of destination retail and mixed-use environments.The successful candidate will be at the forefront of Simon’s efforts to transform key real estate assets, including retail, residential, hospitality, office, entertainment, and town center components. Experience and knowledge of west coast land use policies and evolving land use tools to strategically advance our assets, as well as a command of the California Environmental Quality Act (CEQA) and other related regulations. The position must be able to partner internally with other internal disciplines to successfully implement projects. The successful candidate should have demonstrated experience working with government agencies and community members, including presentation and negotiations in a public setting to secure development rights, and have a strong financial understanding to manage complex proformas. The candidate must be willing to travel to assigned various locations, and to participate and run public entitlement efforts at municipal public hearings.PRINCIPAL RESPONSIBILITIES:The successful candidate’s responsibilities will include, but not be limited to:Assist in preparation of development program on selected properties based on planning, site and zoning analysis, signage, environmental and economic analyses, and all related due diligence.Support senior development personnel throughout planning, acquisition/disposition, entitlement.Work with design/construction staff on implementation, phased or otherwise, for all project requirements.Facilitate projects and consultants through point of completion. Coordinate project teams consisting of attorneys, engineers, planners and architects.Coordinate with various departments to ensure financial viability and leaseability of site plan alternatives.Assist in preparation of project cost analysis including construction and lease requirements and all related expenses to determine return on capital expenditure and project feasibility.Manage expenditures of committed funds with project budgets and in accordance with company procedures.Work with existing properties to address zoning or approval related matters, associated mall renovation efforts, redevelopments, underutilized space reuse, peripheral parcels and strategic planning.Provide regular project updates and reports to Senior Management as required.Work with partners, lenders and other parties to advance efforts towards successful implementation.Provide public representation for the project and Simon’s efforts to transform great mall properties to great mixed-use places, including participating/presenting at Council and Planning Commission meetings, community workshops to garner local community support, Chamber and other industry events, presentations to potential tenants and partners, elected leaders and community groups, etc.MINIMUM QUALIFICATIONS:• Bachelor’s in finance, architecture, urban planning, engineering or related field.• Advanced degree in Business/Real Estate or Urban Planning with financial foundation desirable.• Experienced Development Professional with substantial retail and/or mixed-use experience in the western United States, for expansion of current assets to include mixed-use elements on traditional mall properties. Eight to ten years of demonstrated experience preferred.• Knowledge and experience working with REAs and CC&Rs for major mixed-use places required; ability to work with and communicate with anchor and major retailer partners, and third party partners that may jointly develop certain portions of such efforts.• Knowledge and experience processing entitlement efforts with CEQA and SEPA knowledge/experience.• Strong communication and presentation skills.The salary range for this position is $225,000 - $275,000. Actual compensation within that range will be dependent upon various factors, including an individual’s skills, experience, and qualifications.About Us
