Job Summary:

The Category Manager – Construction role has the responsibility for strategic category management leading negotiations and purchases for the entire organization. The Category Manager – Construction has the critical responsibility of managing and supporting business needs with internal partners to identify and manage a supply base to deliver value across all SBUs.

Where is the work:

This position is eligible for a

Hybrid

work schedule (

3 or more days onsite a week

) and will be based out of our

Davidson NC location.

Responsibilities:

Directly responsible for creating, negotiating, and managing Construction, Architectural, and MEP contracts in support of internal partners; reinforces the use of CRE standards and provides contractual support and oversight of manufacturer standards, as established by internal partners, for Construction and facilities-related projects

Responsible for multi-year strategy development, execution of Indirect Procurement processes, and supplier relationship management

Develop relationships and communication strategies with internal partners to identify business needs and align the supply base to achieve strategic direction

Responsible for building and managing strategic supplier relationships through a formal Supplier Relationship Management (SRM) process to improve supplier performance metrics including quality, delivery, productivity, and innovation

Provide guidance and oversight of the sourcing process to ensure spending is awarded to provide the maximum value

Lead the development and negotiation of contracts through the Contract Lifecycle Management process while maximizing value and minimizing risk

Partner with Regional and Global Procurement teams to ensure delivery of productivity and cost avoidance

Expected travel requirements are 15%

Qualifications:

Demonstrated experience negotiating and coaching AIA or similar construction industry-related contractual agreement execution preferred

Demonstrated experience with negotiation and closure on Construction Contractors, Architectural firms, and MEP suppliers

LEED or WELL certification preferred and/or experience with the LEED or WELL certification process

Bachelor’s Degree in Business Administration, Supply Chain, Finance, or a related field

3-5+ years of experience in Supply Chain and/or Sourcing / Procurement

Sourcing experience in the development and management of a global supply base is preferred

Demonstrated success includes supplier development across regions, responsibility for high-level negotiations, leading multi-functional projects

Strong analytics experience

Lean experience beneficial

Ability to travel 15%

Relationship Management – Creates collaborative environment with cross-functional peers, assures regular/appropriate two-way communication flow, builds/maintains relationships with industry peers and supplier leaders, and reinforces lead on voice to the supply base.

Change Management – Develops and utilizes change management tools to educate business on key strategies and business objectives to support the vision of indirect procurement.

Compensation:

Salary: $95,000- $125,000

Total compensation will include an incentive.
